STERLING HEIGHTS

SOME MIGHT SAY THE STERLINGEST.

As east siders have continued to migrate north into Macomb Township and Shelby Township (and Washington Township and Romeo and so on…), one of the OG east side suburbs has hung around, maintaining value and desirability despite the changing trends and the search for more space; Sterling Heights.

As we continue our series of blog posts on the cities our readers inquire about the most (Novi, Troy, Rochester Hills, Royal Oak, etc), our February 2024 Newsletter features Sterling Heights and serves as a reminder that the grass isn’t always greener in those other distant suburbs, there’s just more of it.

With a population explosion in the 1970s, the city quickly became a coveted location for people searching for suburban life; excellent schools, proximity to Detroit, and new homes popping up all over the landscape.

The schools have remained strong in the decades since, and over the past several years, so have property values. In regards to the schools, it’s worth noting that much of Macomb and Shelby Townships feature Utica Schools; the primary district within Sterling Heights. So whereas migration often pushes toward more desirable school districts (perceived or otherwise), that isn’t the case here.

However, around 2018/19, prices started to really take off and we had to begin easing people into the idea of new homes in Sterling Heights reaching into the $500K range. Now, in early 2024, with prices sneaking over the $700K mark, it’s probably time for another mental adjustment.

While eyes may pop at those prices, they are in line with some of the other cities and regions within striking distance of Downtown Detroit; as businesses move away from distant suburban office parks and back into the city, the workforce is following along.

The problem with inner and inner-ish ring suburbs is the lack of land. As we’ve noted here many times before, options are often limited to abandoned school properties, old golf courses, or former commercial/industrial sites.

There is also the individual lot route, which can include vacant lots or teardowns, in existing neighborhoods.

Deerbrook by Pulte Homes in Macomb Township, featured in our 2024 New Home Preview, will officially open next month; prices will start at $464,990.

Madison of Westland (pictured above) by Lombardo Homes in, you guessed it, Westland, officially opened last month – shocking the world with prices starting in the $290s! This neighborhood was also featured in our 2024 New Home Preview and we were thinking mid-$300s so nice work “experts” lol.

AP Builders is now taking reservations at Waldon Reserve; single-family homes in Lake Orion from the $600s. Well situated about a half mile west of Lapeer Road, just north of Silverbell, this location gives you excellent access to I-75, and is within the acclaimed Lake Orion School district.
