2024 NEW HOME PREVIEW

Welcome to the 9th edition of our annual New Home Preview, where we showcase some of the highly anticipated new neighborhoods expected to begin construction across Metro Detroit in 2024.

As historically low inventory somehow continues to go historically lower, more and more consumers are turning to new construction as an option. However, with Southeast Michigan seeing some of the lowest permit totals in a decade, the competition for those coveted new lots is high.

What to do.

We say, work with us and get out ahead of the crowd! Whether it’s one of the new developments listed in our 2024 New Home Preview, or any other new construction neighborhood in Metro Detroit, we are here to help with your search and guide you through the process; from contract to closing and everything in between. Don’t assume you’ve seen everything out there – work with us and know for certain.

TOWNES AT MAIN STREET | NOVI

WHAT WE KNOW: Close to 200 townhomes by Pulte Homes will be built in the Main Street area of Novi; the closest thing Novi has to a downtown. Pre-sales are expected to begin in late spring/early summer and if the history of Pulte townhomes in Novi tells us anything, prepare to camp out for those initial lot releases.

WHAT WE THINK: New homes are great, and so is Novi; unfortunately when you add them together, things get pricey. Quickly. However, these townhomes (which should include a 3-bedroom option) will start in the mid-$400s, meaning the low $500s should afford you a well-appointed new townhome in one of Metro Detroit’s most acclaimed school districts.

BONUS: Once this neighborhood is finished, the strip from Novi Rd to Potomac Ave will FINALLY be… a little closer to completion. It’s unlikely anyone reading this will be alive when the day comes that it actually is complete, but hey with modern medicine who knows anything is possible.


MADISON | WESTLAND

WHAT WE KNOW: Located on the site of the former Madison Elementary school (near Cherry Hill and Wayne Road), expect 45 single-family homes by Lombardo Homes, spread across a roughly 12-acre parcel. This neighborhood is slated to open later this month and will feature Lombardo’s Artisan Series of homes; 3-4 bedroom colonials ranging in size from 1,900 to 2,800 sqft.

WHAT WE THINK: If you want a new home in Metro Detroit, that is both commute and budget-friendly, former school-sites are the way to go; we’ve seen this model have fabulous success in Farmington, Sterling Heights, Livonia, Ferndale, and elsewhere. Madison of Westland will be no different, so expect brisk sales; especially if prices start in the mid-$300s as is rumored.

BONUS: WESTLAND IS THE BESTLAND! Seriously though, if you work anywhere south of I-96 and want an alternative to Canton, we can promise you Westland’s section of Ford Road is Ikea-free.


SCRIPPS DISTRICT | DETROIT

WHAT WE KNOW: With prices anticipated in the $300s, Robertson Brothers Homes will be offering their extremely popular townhome product, covering a city block in the area of Trumbull and Selden in the Woodbridge neighborhood. Plans call for 64 units ranging in size from 1,100 to 1,600 sqft, along with extensive renovations to several existing buildings on the property.

WHAT WE THINK: Here’s the deal guys, when Ford purchased the Michigan Central Station property, prices in Corktown skyrocketed, causing people to start looking in North Corktown; Woodbridge is adjacent to North Corktown. Is the neighborhood there yet? No. Will it be soon? Sooner than most would’ve probably imagined 5 years ago. Once the MCS renovation is done, and employees start filling the massive campus, we expect prices to continue to climb and migration to continue northward.

BONUS: With so many new projects in Detroit’s hottest neighborhoods (Brush Park, Corktown, Midtown, etc) coming online recently as apartments, we are excited to see Robertson keeping the American Dream alive by offering these for sale instead of for rent.


DEERBROOK | MACOMB TWP

WHAT WE KNOW: Pulte Homes will be building 190 single-family homes on the north side of 23 Mile Road between Card and North Ave; prices are anticipated to start in the upper $400s. Expect 5 different Colonial-style floorplans, in the 2,800 to 3,400+ sqft range, situated on roughly 70′ lots.

WHAT WE THINK: As development in Macomb County continues to push towards the north and the east, finding anything under $500K south of 25 Mile has become challenging. While the base prices in Deerbrook won’t stay under $500K for long, those who buy early will be rewarded.

BONUS: With a location in the township that’s closer to I-94 than M-53, you’ll likely be able to avoid the dreaded Van Dyke-crawl for your commute. Unless you work on Van Dyke, in which case, you’re probably reading this while sitting in traffic on Van Dyke.


PARC VISTA | NORTHVILLE

WHAT WE KNOW: Adjacent (but not connected) to Pulte’s Ballantyne neighborhood on the north side of 8 Mile, Parc Vista by Toll Brothers will feature 44 single-family homes on half-acre lots. The estate-sized homes will range in size from 3,200 to over 4,400 sqft and prices are expected to start in the upper $800s or low $900s.

WHAT WE THINK: With 8 Mile now officially the new Beck Road when it comes to $1M+ developments on the west side, we anticipate this neighborhood will sell fast despite most (all?) of the homes being in the 7-digit range. Pulte has burned through Ballantyne faster than anyone expected (at similar prices) and we don’t think Parc Vista will be any different.

BONUS: Hang out at ITC Park down the street and experience the joy of watching out-of-towners traverse this section of 8 Mile expecting what they saw in the movie, only to discover… nope.


BROADWAY PARK | ANN ARBOR

WHAT WE KNOW: A long vacant parcel on the north side of Downtown Ann Arbor that was once a DTE coal-gasification facility has been remediated, beautified, and now a residential component by Hunter Pasteur Homes is set to get started. 90+ condos and townhomes along the Huron River are expected, ranging in size from 780 to more than 2,700 sqft. In addition to the residences and park space, there will also be commercial space, a hotel, and more. Prices haven’t been announced yet, but we anticipate somewhere between Ann Arbor-ish and super Ann Arbor-ish.

WHAT WE THINK: This is the development in our 2024 New Home Preview that we are the most excited about, and it’s not even close; with immediate access to the shops and restaurants in Kerrytown (Zingermans!), as well as spectacular views of the Huron River (including the Argo Cascades), we can not wait to see how this project finishes out.

BONUS: While much of the active development in Ann Arbor is to the south and west of the city (which can be a nightmare commute if you work closer to Detroit), this location puts you within a minute of M-14; meaning you can live your best life in A2, without giving up your job in the western ‘burbs. Which is key, because continued employment will go a long way in helping to afford one of these places.
