If you’re in the market for a new home in Novi, MI – particularly, new home construction – then you probably already know that at the moment, there aren’t a ton of options. Currently, Novi has the fewest new construction neighborhoods – both active and anticipated – in the past 20+ years.
Demand for new homes has never been higher, with overall inventory at all-time lows, and popular areas (especially those with highly regarded school systems like Novi) still experiencing the bidding wars we’ve endured since 2020.
However, there are options; in this post, we look at the new construction homes and condos currently being built in Novi, as well as what’s anticipated in the foreseeable future:
Current New Homes In Novi
Terra – Featuring ranch homes with “Prarie-Style” inspired architecture by Cambridge Homes, the final phase of this spectacular development is now underway. Located on the north side of 9 Mile Road and east of Napier Road, this gated community will have 41 single-family homes when complete. Pricing is currently available only by appointment, but everything we’ve seen there is north of $1.2M.
Montebello Estates – A gorgeous parcel of land on the southern edge of Novi (but within walking distance of Downtown Northville), this neighborhood is down to its final lots. Estate-sized lots with homes by Mirage Development start from over $1M; you can read our full review of this neighborhood from back in 2017 here. This neighborhood is within the Northville School District.
Ballantyne – Pulte Homes sat on this parcel a little longer than we had anticipated, but it sure paid off; this neighborhood represents the first Pulte Community we’ve seen in Michigan where spec homes are regularly listed on the MLS for over $1M. However, base prices do start in the upper $800s so staying with a six-figure price tag is possible. Located on the northeast corner of 8 Mile and Garfield, this collection of luxurious homes on oversized lots will have a total of 41 homes, with more than half already sold.
Gateway Townhomes – The final phase of this development is underway, with 43 townhomes by Triangle Development starting in the low-to-mid $400s. The neighborhood, which started over 20 years ago and has seen some sizable pauses, is located on the north side of Grand River Ave., just west of Meadowbrook; close to the commercial and retail center of the city.
New Homes In Novi Coming Soon
Parc Vista – With signage up for nearly a year now, the anticipation for Parc Vista by Toll Brothers is palpable; pre-sales are expected to begin in the 4th quarter of 2023, with prices likely starting around $900K. Homes will range in size from 3,200 sqft to over 4,500 sqft when factoring in all the semi-custom options Toll makes available. Located on the north side of 8 Mile, just west of Garfield (we’re sensing a geographical theme here), this is one of the last prized parcels on the western edge of Novi, though it is within the Northville School District.
The Townes at Main Street – Nestled in the heart of Novi’s ever-evolving “downtown” area, these townhomes by Pulte Homes will fill in some sizeable gaps on the north and south sides of Main Street, along the western portion of the street. The 2-story condos will offer commute-friendly access to I-96/I-696/I-275 and Novi Road, as well as walkability to bars, restaurants, and 12 Oaks Mall. Pricing hasn’t been established yet, but our guess is that they’ll start somewhere in the $400s; pre-sales are anticipated for early 2024.
Scenic Pines – Located near the southern shore of Walled Lake, this neighborhood by Singh Homes will feature 25 single-family homes on a roughly 10-acre parcel, surrounded predominantly by protected wetlands. Limited details are available, but it seems like the homes will be in the 2,500 sqft range. Final site approval was granted for this community back in May 2020, but no other information on pricing or timing is available. This neighborhood is within the Walled Lake School District.
New Homes In Novi – Individual Builds
Of course, this just speaks to NEW neighborhoods being built; there is always the option to either build a new home in an existing neighborhood or locate a builder who is doing just that. Like Kensington Family Homes for example, has this beautiful new home (see above) near Novi and Beck Roads completed and move-in ready. Priced at $975,000 and featuring Novi Schools, this home (or something similar that can be built from scratch) is the perfect alternative for those who want a new home, but don’t care if the neighborhood is brand new as well.
