NEW IN ROYAL OAK

AND HOW TO FIND IT.

Last month we decided to update some of our blog posts and write some new ones (because content!), detailing the residential new construction status of current and upcoming projects around various areas within Metro Detroit; Rochester, Troy, Novi, etc.

Since we currently have a listing in 33 on Harrison (click here or see below), we figured there’s no time like our November 2023 Newsletter to browse the Royal Oak new home construction market as well.

In short, there wasn’t much to see at the moment, but in high-demand locations like this, something is always on the horizon.

For an area like Royal Oak, with a vibrant urban center and walkable surrounding neighborhoods, there are three components we look at:

1. New neighborhoods

2. Individual lots

3. Condominiums

When it comes to new neighborhoods, a city as built-out as Royal Oak is pretty limited; tearing down an old school building, a shuttered golf course, a former industrial site, etc., are typically the only ways for builders and developers to pursue new neighborhoods.

In recent years, we have seen all of those avenues explored.

It’s a similar story for condominiums, though gutting an existing building and turning it into “new” condos adds a very popular, and often more viable option, to the list.

The “easiest” route to pursue is the individual lot option, though, like everything else, it comes down to a numbers game; can you get your vacant lot or teardown for a low enough price, that you’re able to build the home you want for the budget you have.

Trickey, but doable – with the right team.

The secret to success in popular locations like Royal Oak, is to start your search early and be patient; more projects will happen, and/or the right lot will become available – often when you least expect it.

That’s what we are here for.

New YMCA location in Royal Oak

YMCA + RESIDENTIAL | ROYAL OAK

If things work out, it won’t just be fun to stay at the YMCA, but you can live there as… ok we’ll stop. Crain’s Detroit reported on Monday that the on-again/off-again search for a new location for the local YMCA may have finally ended at an empty parking lot near Main and 6th Streets. Early plans call for a new multi-story building that would house the Y’s facilities on the lower 3 floors, and residential units from the 4th floor upwards. The current location of the Royal Oak branch, near Woodward and 11 Mile, is more than 50 years old and in need of updates and renovations… [read more]
