NORTHVILLE’S FINALLY DOWN
AFTER YEARS OF DEBATE, THE DOWNS BREAK GROUND.
The final – and most transformative – piece of the Downtown Northville puzzle is ready to take shape, as construction of The Downs begins on the former site of the Northville Downs racetrack.
For the better part of a decade, the discussions revolving around the future of the 48-acre parcel (along the southern border of Downtown Northville) have been… passionate.
Plans have been presented, conversations have been heated, and progress has been limited.
Concerns from the city council (and some residents) about increased traffic, population growth, etc., seemed endless. In the spring of 2019, we wrote a blog (as we do) voicing our support for the development, but by the fall of that year, the stalemate caused the developer to step back and pause the project.
In the time since, revisions, compromise, and (perhaps) a better understanding of the big picture by opponents of the project, have willed the development forward.
The official groundbreaking took place in May, and construction is now underway on the massive mixed-use development, which will include 178 apartments, 42 condos, 15-row houses, 48 single-family attached homes, 38 single-family homes, 28 carriage homes, 43 2.5-story townhomes, and 51 3-story townhomes, along with 18,500 square feet of retail space.
Additionally, 15 acres of dedicated greenspace are included in the plans, which includes daylighting a tributary of the Rouge River that’s been buried beneath the property for decades.
Toll Brothers Homes will build the condos and single-family homes, while the original builder/developer Hunter Pasteur Homes will team with The Forbes Co. and Soave Enterprises to build the apartments.
The end result will take an already beautiful downtown and launch into another stratosphere.

Hunter Pasteur Homes has listed their model in Prescott Park (pictured above) for sale. Featuring 3 bed/2.5 bath/2,645 sqft, a first-floor owners suite, and professional landscaping, this gorgeous home is located within the Bloomfield Hills School District (and priced as one would expect for new construction within the BHSD).
Park 54 in Hazel Park by Robertson Brothers is closing out, so this is your last chance for new construction anywhere close to the Woodward Corridor for under $300K. Only 4 condos remain, and incentives tied to financing are available.
Speaking of incentives tied to financing, Toll Brothers is offering discounted interest rates on select spec homes via Toll Mortgage; their 1/10 buy-down program on a 30-year mortgage is being advertised as 4.99% in year one, and 5.99% after that.

The first half of 2024 has seen a 21% increase in new single-family housing permits in Michigan from the same period last year, according to the Home Builders Association of Michigan, via Crains Detroit. Granted, our intel tells us much of that boom is being felt on the west side of the state, which we witnessed firsthand on recent trips to Grand Rapids and Kalamazoo, so in short, we’re looking for someone to head up New Home Experts West Michigan.
