It’s been a couple of years since we updated our New in Novi blog post, so we decided for our September 2023 newsletter we would take a stroll through the City of Novi Planning Department and see what’s new, as well as what’s on the horizon.
Online of course, because efficiency.
Most of the current single-family home neighborhoods are either nearing closeout or are already there; if you need something within the next year, we should probably start a conversation soon.
If time is on your side, there are some exciting new options that have cleared approval with the city and are either anticipated for the early next year, or (hopefully) some point in 2024.

The Troy City Council has approved the re-zoning of a 20-acre parcel near Long Lake and Rochester Road into a planned unit development (PUD), paving the way for The Village of Troy by Robertson Brothers Homes. INDIAN VILLAGE | DETROIT
For the first time since 1999, a new home is set to be built in one of Detroit’s most prized historical neighborhoods, Indian Village. This fall, construction is expected to begin on a 3,000 sqft colonial, located on a vacant Iroquois Avenue lot, between Charlevoix and Goethe. Neighborhoods designated as historical districts can be a nightmare to deal with (due to regulations on design, materials, etc.) which often leads to prices higher than what it would cost to build in regular neighborhoods. However, for a region with limited options for desirable lots in or near the city, we will be paying close attention to this build; any loosening of/compromises with restrictions could establish a precedent for future builds… [read more]
