Lou did a thing where he made a video and discussed the substantial number of new neighborhoods on the horizon for Metro Detroit; we didn’t watch it but we are confident it was informative, educational, and he laughed at one or more of his own jokes.

Over the next 12 to 18 months, there could be as many as 30 new developments opening up across Southeast Michigan, from just 4 builders: Lombardo, Pulte, Robertson, and Infinity. Add in neighborhoods from some of the other area builders, as well as individual lot/spec homes built by Kensington, Strathdale, Mark Adler, and others, and it looks like we will finally have some fresh options for potential buyers to consider.

The Downs| Northville

One of the more anticipated (and massive) developments to be proposed in recent years for Metro Detroit, has returned from hiatus; after stepping away from the project in early 2020, Hunter Pasteur Homes is back, with friends in tow – including Toll Brothers, which we had predicted back in 2018 (because “experts” and whatnot). The development team submitted updated conceptual design plans at a planning commission meeting on August 30th; minutes from the meeting don’t appear to be available yet, but you can see what was presented [here] (scroll down)…

East Town Village | Clinton Twp.

Preliminary plan approval was granted for a retail and residential development, on a vacant 21-acre parcel located east of Groesbeck (just north of Elizabeth). Plans for the site include 29 single-family homes, a 6,000-sqft retail building, and more than 100 townhouse units for senior independent living. The next step for the project will be to move from the Planning Commission to the Board of Trustees.
