BECAUSE OPTIONS ARE NICE
Lou did a thing where he made a video and discussed the substantial number of new neighborhoods on the horizon for Metro Detroit; we didn’t watch it but we are confident it was informative, educational, and he laughed at one or more of his own jokes.
Over the next 12 to 18 months, there could be as many as 30 new developments opening up across Southeast Michigan, from just 4 builders: Lombardo, Pulte, Robertson, and Infinity. Add in neighborhoods from some of the other area builders, as well as individual lot/spec homes built by Kensington, Strathdale, Mark Adler, and others, and it looks like we will finally have some fresh options for potential buyers to consider.
With inventory on the resale market still overpriced and dreadful, let’s start exploring this exciting buffet of new construction to come.
FYI – Pictured above is Crystal Creek by Lombardo in South Lyon; despite there being no creek OR crystal on-site.
We have commissioned a series of new videos/ads/commercials to further annoy you here, on social media, and wherever else annoying real estate commercials are forced upon you; the first one has arrived so check it out! Or don’t.
OUR NEW CONSTRUCTION COLLECTION
2371 STANFORD | BERKLEY
Framing continues on 2371 Stanford (as well as its already-sold neighbor, 2381 Stanford).
Featuring 4 bedrooms, 2.5 bathrooms, and over 2,400 sqft, some of the highlights of this brand-new floor plan by Mark Adler Homes include an open loft space upstairs, a 2nd floor laundry, a mudroom with a bench/drop zone + USB connectivity, a spectacular front-porch that wraps around the den, and a generous deck/landscaping/irrigation package.
And of course, the superior construction, high-quality finishes, and energy-efficiency Mark is known for.
LOT #1 | WHISPERING RIDGE ESTATES
Our first home in Whispering Ridge has been bricked and is making excellent progress! Featuring the 4 bed/2.5 bath/2,760+ sqft Wellington plan by Strathdale Development, this home will be similar to what Strathdale has been building in Stonegate, only this will have a Gourmet Kitchen, trimmed & cased arches, and a leaded glass door on the study (with more upgrades to come).
Located near Benstein & Glengary in Commerce, this particular section of the township might be the only one that doesn’t require navigating 2-lane roads while winding around every lake in Oakland County, resulting in commute times that range from 30 min to the Donner Party. Yay! Connect with us for the details; there is still time to make many of the interior selections!
9696 WALL GENE | SALEM TWP.
Ok, once you get past the street name – which sounds like Walgreens™ decided to start buying streets and name them after themselves but then someone in PR was like hmmm, that might not reflect well on us, maybe change the name just a smidgen – everything else about this house is delightful!
The basement is about to be dug on this August floor plan, featuring 4 bed/3.5 bath, nearly 3,000 sqft, and an attached 3-car garage. High-end finishes abound, as we’ve come to expect from Kensington Family Homes.
Located on a spacious wooded lot with room to roam, it also features acclaimed South Lyon Schools.
And priced at $669,900. Nice.

IN OTHER REAL ESTATE NEWS…
The Downs| Northville
One of the more anticipated (and massive) developments to be proposed in recent years for Metro Detroit, has returned from hiatus; after stepping away from the project in early 2020, Hunter Pasteur Homes is back, with friends in tow – including Toll Brothers, which we had predicted back in 2018 (because “experts” and whatnot). The development team submitted updated conceptual design plans at a planning commission meeting on August 30th; minutes from the meeting don’t appear to be available yet, but you can see what was presented [here] (scroll down)…
East Town Village | Clinton Twp.
Preliminary plan approval was granted for a retail and residential development, on a vacant 21-acre parcel located east of Groesbeck (just north of Elizabeth). Plans for the site include 29 single-family homes, a 6,000-sqft retail building, and more than 100 townhouse units for senior independent living. The next step for the project will be to move from the Planning Commission to the Board of Trustees. The parcel, which is tentatively named East Town Village, is currently owned by TCT Properties Group LLC… [read more]
