HOLIDAY MARKET

FOR THOSE WHO CELEBRATE.

The holidays are almost here since the consensus seems to be that Halloween has now been incorporated into the holiday season.

So we figured our October 2024 newsletter would be a great time to take some questions about the real estate market when it comes to buying or selling a home during the holidays. And that seems to be where we are in the discussion right now; inventory.

Do people list homes over the holidays? Yes.

Do people buy homes over the holidays? Yes.

Good talk.

Listen, we can’t argue that the period between Thanksgiving and early January has traditionally been slower than other times of the year, and fewer buyers translates to less competition for homes which leads to lower sales prices… which ultimately leads to fewer sellers.

Or so the theory has always gone.

However, with inventory still well below what would be considered “normal” levels, the market has remained fairly consistent regardless of the season; people need homes, there a few to choose from, so when something moderately desirable hits the market, it’s going to sell.

It doesn’t matter if it’s on a random day in March or the day before Christmas.

Added wrinkle – ANY time, is a good time to build. If the land is available and the price is right, homes go up in all seasons.

Preston Corners, Lombardo Homes, October Newsletter.

OCTOBER 2024 NEIGHBORHOOD UPDATES

Lombardo Homes hosted the grand opening of Preston Corners Estates last weekend (pictured above); located in Shelby Township near Schoenherr and 25 Mile, they will offer single-family ranch and colonial homes starting from the low $500s.

Del Webb (a subsidiary of Pulte Homes) now has spec homes that are move-in ready, available at Kensington Ridge in the South Lyon/Milford area. Priced from the upper $600s this neighborhood offers resort-style amenities.

Century Complete has purchased the second phase of the Forest Glen neighborhood in Monroe, featuring 24 single-family homes. Several 4-bedroom plans will be offered and we anticipate the pricing will be very competitive.

West Riverfront Detroit October Newsletter.

WEST RIVERFRONT | DETROIT

A 3-acre parcel wedged between the Riverfront Tower Condominiums and the former Joe Louis Arena site, has been purchased by an affiliate of the Sterling Group, who is currently developing the JLA site.

According to Crain’s Detroit Business the parcel, which includes valuable river frontage, was purchased for $5.5M.

Plans haven’t been disclosed yet for the parcel, but with the Residences at Water Square apartment tower on one side of the adjacent parcel now complete, and the JW Marriott hotel currently under construction on the Huntington Place side of the adjacent parcel, we are hoping three will be a charm and this project will include some for-sale condos.
