AS EXPECTED

YET STILL IMPRESSIVE: 12 MONTHS AND OVER 200 SOLD

We had a feeling Kensington Ridge would do well, but we also knew rising interest rates could be a game changer, so we were curious to see what would happen.

Roughly 12 months later, Pulte has sold more than 200 units in Milford.

Between the Del Webb product at Kensington Ridge, (over 170 sold), as well as the single-family homes + townhomes at the adjacent Lakeview Estates(over 50 sold), Milford is experiencing a bit of a boom; and Pulte is proving that, if you stay close enough to the highway, it’s an area where new neighborhoods can thrive.

This section of Milford mirrors the popularity of South Lyon; far enough that the prices are reasonable-ish, but close enough (and commute-friendly enough) to attract people not currently living in the area.

Kensington Ridge has several phases to go (though they are seemingly well ahead of schedule); with Lakeview Estates, we predict they’ll be sold out of the single-family homes this year.

NEIGHBORHOOD UPDATES

Prospect Pointe West by Lombardo Homes is now open, offering single-family homes from the $430s. Conveniently located between the western suburbs and Ann Arbor, any neighborhood with new homes starting under $450K is worth a mention!

The model is now open at Prescott Park (pictured above); single-family homes by Hunter Pasteur in West Bloomfield (Bloomfield Hills Schools), starting from $1.3M. From the preview we saw, it looks as beautiful as we expected.

Townes on the Green by Robertson Brothers Homes in Pittsfield Township has begun pre-sales, with prices for the townhomes starting in the upper $400s. At this point, anything new within Ann Arbor Schools under $500K is a bargain.

A third Riverwalkdevelopment seems to be in the works, though neighbors are pushing back on the potential destruction of wetlands and green space on the site.
