BUT… MORE TO COME?
As we work through the annual mid-year audit of our website, there is a glaring, unavoidable detail that keeps surfacing: a lot of neighborhoods are being marked as either “sold out” or “nearing completion.” However, builders aren’t adding nearly enough neighborhoods to replace those that are finished or finishing up.
From our 2023 Preview to now, our June Newsletter, we are at a pace for what will likely be our lowest annual permit levels for single-family homes in Metro Detroit since the Great Recession.
And despite some of the other negative factors (we’re looking at you, interest rates), people still want new homes. The problem is, where to find them.
Online searches can be frustrating since many builders still seem to think the internet is a fad and refuse to update their websites; we recently looked up a neighborhood that is currently listed as “Coming Soon In Early 2018”.
On the flip side, some of the more internet-savvy builders adhere to elaborate email campaigns as they roll out neighborhoods, keeping you up-to-date for months on projected timelines for pre-construction pricing, lot availability, and deposits. But it only takes one missed email (or an accidental spam folder delivery), and all of a sudden you’ve missed the opening weekend with the first pick of lots, introductory pricing, etc.

SAINT JOHN’S | PLYMOUTH TWP
The Planning Commission has approved plans for Pulte Homes to build 73 townhomes near 5 Mile and Sheldon, on the grounds of the Inn At Saint John’s in Plymouth Township. The Pulte family (no longer officially affiliated with Pulte Homes) purchased the resort/conference center back in 2021, and is selling this section of the property to the builder. From here, it’ll go to the township Board of Trustees, and then potentially back to the Planning Commission, before receiving final approval… [read more]
ROCHESTER ELEVATOR CO. | DOWNTOWN ROCHESTER
The Rochester Elevator officially shut down for good in April, and speculation begins for what’s next at the property located near Water Street and E. University Drive, on the east side of Downtown Rochester. Several plans have come and gone over the years, with the latest iteration gaining steam as developers push for a zoning change to the property. The current development team of Frank Rewold & Sons Inc. and Moceri Cos. is pursuing a multi-family project consisting of 11 two-story townhomes and 19 three-story live/work townhomes with first-floor storefront or creative workspace.
