TOP DOWN

DETROIT’S FIRST (INTENTIONALLY) BACKWARD BUILD.

We’ve seen some things in our time, and many of said things have involved builders defying logic, practicality, and physics to unintentionally achieve a backward trajectory to the construction process that seemingly never makes sense, and always leaves us scratching our heads.

It’s the reason we occasionally feel the need to head outside and scream “GREEN SIDE UP!” when sod is being installed.

So we took great interest in learning that the new The Exchange development in Greektown would be built backward ON PURPOSE. Refreshing.

Unlike traditional construction, which sees buildings built from the ground up, The Exchange raised the top floor of the building into place first, with the remaining floors lifted in descending order until the bottom floor is completed.

Yes, you read that correctly.

Using Barton Malow’s LIFTbuild technology, each floor is assembled on the ground, then lifted via steel cables and hydraulics at a rate of roughly 20-30 feet/hour; once in place, the floor is ready for build-out.

According to Barton Malow’s website, this style of construction should make construction faster, cheaper, and less labor-intensive.

The $64.6M project will feature a mix of for-sale condos (including multiple penthouse units) and for-rent apartments, with completion on track for spring 2023.
