Metro Detroit

January 17, 2022

Welcome to the 7th edition of our annual Preview, where we showcase some of the highly anticipated new neighborhoods expected to begin construction across Metro Detroit in 2022.

With historically low inventory in the resale market AND with new home construction, now – more than ever – it makes sense to have someone guide you through the process; from search to closing and everything in-between. And not just anyone, an expert… a New Home Expert®.

If you aren’t working with a Realtor yet, connect with us so we can help ensure you’re at the front of the line for pre-construction pricing, lot selection, and more, when these communities open.

For additional new communities, check out our website!

What We Know: With pre-sales expected in the next couple of months, Ballentyne by Pulte Homes will offer single-family homes starting in the upper $700s. Located on the north side of 8 Mile, about a mile west of Beck Road, the neighborhood is within the acclaimed Northville School District, even though the homes will feature a Novi mailing address.

What We Think: While not exactly the nationally recognized section of 8 Mile Road, this Beck Road Corridor-adjacent section has gained its own notoriety for its proximity to the highest concentration of million-dollar neighborhoods on the west side. This development will be one of only a handful of new construction neighborhoods within the Novi or Northville School Districts in 2022; meaning even with market conditions driving prices to unseen heights, it’s likely these homes are still going to sell very quickly.

Bonus: When it comes to construction efficiency, it’s hard to beat Pulte; despite all the craziness out there, Pulte is still closing homes within 6-8 months, meaning this is one of the few scenarios where you can start a home from scratch in 2022 AND be living in said home in 2022.

What We Know: Offering oversized lots in one of the more scenic sections of Rochester Hills, Avon Heights by Lombardo Homes will feature 5 homesites along Livernois, overlooking the Clinton River & Clinton River Trail. Featuring homes from their Nature Series, expect ranch and colonial plans ranging in size from 2,000 sqft to 3,200 sqft, with pre-sales beginning in the next couple months.

What We Think: We’re hearing rumors that prices might stay in the $500s and if they do, we expect these to sell out before the first foundation is in. While homes on a main road might have been less popular in the past, the limited options out there at the moment and the residential/recreational vibe surrounding the project will prevent the main road from being a deterrent. Also, only having 5 lots kinda helps.

Bonus: Being that this is one of the hilliest parts of Rochester Hills, you’ll be inspired to finally learn how to pronounce topography and if you put an emphasis on the second “O” like Jeff does we will never, ever forgive you.

What We Know: Bringing the closest thing we’ve seen to affordability in Brush Park since the recent renaissance of the neighborhood began, 112 Edmund Place by Robertson Brothers Homes is expected to offer 16 condominiums spread across a new 3-story building. Located at the corner of Edmund & John R., the units will range in size from around 630 sqft upwards to 1,500 sqft; prices are rumored to start in the upper $300s.

What We Think: With other nearby developments just skirting downtown in Lafayette Park and Corktown, Robertson goes right to the heart of the city with this incredible location, offering a short walk to Midtown, Downtown, and access to just about everything the Q-line touches. The best part might be the price; recently there has been very little new construction under $500K in this neighborhood (or even under $1M in some instances), so 16 potential purchasers are about to luck out if the price remains as projected.

Bonus: As our painter likes to say, izzagonnabeawhile before the Wings or Pistons are decent, so you get the benefit of having two professional sports franchises across the street, without annoyances like game-day traffic, large crowds, or championship parades.

If new neighborhoods aren’t your thing, we will have a number of new homes being built in existing neighborhoods in 2022, with builders like Kensington Family Homes, Strathdale Development, and Mark Adler Homes, all over Southeast Michigan (scroll down to see some of them); connect with us for the details!

For additional information on all the neighborhoods above, have your Realtor get in touch with the builder/builder rep directly.

Over 80% of resale buyers use a Realtor when purchasing an older home, building a new home shouldn’t be any different.

Siding is going up on 2371 Stanford, and its (already sold) neighbor at 2381 Stanford is now far enough along that we can start touring people through, to get a feel for how both homes will finish out.

Featuring 4 bedrooms, 2.5 bathrooms, and over 2,400 sqft, some of the highlights of this brand-new floor plan by Mark Adler Homes include an open loft space upstairs, a 2nd floor laundry, a mudroom with a bench/drop zone + USB connectivity, a spectacular front-porch that wraps around the den, and a generous deck/landscaping/irrigation package.

And of course, the superior construction, high-quality finishes, and energy-efficiency Mark is known for.

This home is listed exclusively with The New Home Experts® so connect with us for the details and to get started while you can still choose MOST of your selections!

Cabinets are in and trim is currently being installed, as we begin to look towards a late winter/early spring completion! Featuring the 4 bed/2.5 bath/2,760+ sqft Wellington plan by Strathdale Development, this home will be similar to what Strathdale has been building in Stonegate, only this will have a Gourmet Kitchen, trimmed & cased arches, quartz countertops throughout, a leaded glass door on the study, and more. We have not officially listed this home for sale yet but we expect it to be priced in the mid $500s.

Drywall is going up on this expanded Wellington plan, though there is still time to make interior selections. Featuring 4 bed/3.5 bath/over 3,000 sqft, a 3-car garage, and a ton of high-end finishes, we have not officially listed this home for sale yet but we expect it to be priced in the low-to-mid $600s.

Located near Benstein & Glengary in Commerce, Whispering Ridge Estates is located in a particular section of the township that might be the only one which doesn’t require navigating 2-lane roads while winding around every lake in Oakland County, resulting in commute times that range from 30 min to the Donner Party. Yay! Connect with us for the details!

Westland is the BESTLAND and it always will be so we’ll never stop saying it even though we just said it last month. Best. Land.

Known for its sprawling neighborhoods stocked with post-WWII ranch and bungalow plans, Kensington Family Homes is currently under construction on a modern version of a familiar look for Westland; a 3 bed/2 bath ranch with 1,350 sqft, and a full basement.

But that’s where the similarities stop; unlike its predecessors, this home will feature a 2-car ATTACHED garage, modern finishes and conveniences, and a level of energy efficiency that can’t be retrofit into an older home.

Located in an existing neighborhood – with Livonia Schools! – along the banks of the Rouge River, this home offers the perfect combination of a contemporary design with a traditional vibe.

The next best thing to new construction? New-ish construction! Located just steps from Downtown Berkley, this gorgeous Craftsman colonial built in 2017 offers all the modern amenities, design features, and energy efficiencies you could possibly want, while nestled in one of Berkley’s most popular neighborhoods.

Featuring 3 bed/3.5 bath/over 2,000 sqft and a lenghty list of upgrades and high-end finishes, this home also includes full landscaping, a fenced yard, and a finished basement!
