Welcome to the 7th edition of our annual Preview, where we showcase some of the highly anticipated new neighborhoods expected to begin construction across Metro Detroit in 2022.

BALLANTYNE | NOVI/NORTHVILLE

What We Know: With pre-sales expected in the next couple of months, Ballentyne by Pulte Homes will offer single-family homes starting in the upper $700s. Located on the north side of 8 Mile, about a mile west of Beck Road, the neighborhood is within the acclaimed Northville School District, even though the homes will feature a Novi mailing address.

What We Think: While not exactly the nationally recognized section of 8 Mile Road, this Beck Road Corridor-adjacent section has gained its own notoriety for its proximity to the highest concentration of million-dollar neighborhoods on the west side. This development will be one of only a handful of new construction neighborhoods within the Novi or Northville School Districts in 2022; meaning even with market conditions driving prices to unseen heights, it’s likely these homes are still going to sell very quickly.

Bonus: When it comes to construction efficiency, it’s hard to beat Pulte; despite all the craziness out there, Pulte is still closing homes within 6-8 months, meaning this is one of the few scenarios where you can start a home from scratch in 2022 AND be living in said home in 2022.

AVON HEIGHTS | ROCHESTER HILLS

What We Know: Offering oversized lots in one of the more scenic sections of Rochester Hills, Avon Heights by Lombardo Homes will feature 5 homesites along Livernois, overlooking the Clinton River & Clinton River Trail. Featuring homes from their Nature Series, expect ranch and colonial plans ranging in size from 2,000 sqft to 3,200 sqft, with pre-sales beginning in the next couple months.

What We Think: We’re hearing rumors that prices might stay in the $500s and if they do, we expect these to sell out before the first foundation is in. While homes on a main road might have been less popular in the past, the limited options out there at the moment and the residential/recreational vibe surrounding the project will prevent the main road from being a deterrent. Also, only having 5 lots kinda helps.

Bonus: Being that this is one of the hilliest parts of Rochester Hills, you’ll be inspired to finally learn how to pronounce topography and if you put an emphasis on the second “O” like Jeff does we will never, ever forgive you.

112 EDMUND PLACE | BRUSH PARK

What We Know: Bringing the closest thing we’ve seen to affordability in Brush Park since the recent renaissance of the neighborhood began, 112 Edmund Place by Robertson Brothers Homes is expected to offer 16 condominiums spread across a new 3-story building. Located at the corner of Edmund & John R., the units will range in size from around 630 sqft upwards to 1,500 sqft; prices are rumored to start in the upper $300s.

What We Think: With other nearby developments just skirting downtown in Lafayette Park and Corktown, Robertson goes right to the heart of the city with this incredible location, offering a short walk to Midtown, Downtown, and access to just about everything the Q-line touches. The best part might be the price; recently there has been very little new construction under $500K in this neighborhood (or even under $1M in some instances), so 16 potential purchasers are about to luck out if the price remains as projected.

Bonus: As our painter likes to say, izzagonnabeawhile before the Wings or Pistons are decent, so you get the benefit of having two professional sports franchises across the street, without annoyances like game-day traffic, large crowds, or championship parades.
