2023 NEW HOME PREVIEW

Welcome to the 8th edition of our annual New Home Preview, where we showcase some of the highly anticipated new neighborhoods expected to begin construction across Metro Detroit in 2023.

As historically low inventory continues to challenge buyers in the resale market, new home construction prospects are experiencing similar frustration; with less land in the metro area to develop, and fewer builders than ever willing to develop what is available. No worries though, we are here to help with your search and guide you through the process; from contract to closing and everything in between. Don’t assume you’ve seen everything out there – work with us and know for certain.

KENSINGTON RIDGE | MILFORD

WHAT WE KNOW: With pre-sales expected in the spring, Kensington Ridge by Del Webb (a division of PulteGroup, Inc) will be an “Active Adult” resort-style neighborhood, surrounding a 43-acre lake. Featuring typical Del Webb product, specifics on the homes haven’t been released yet, but expect 2-3 bed/2-3 bath ranch and Cape Cod floor plans, ranging in size from roughly 1,500 to 2,500 sqft, and priced to start in the mid-$400s.

WHAT WE THINK: If internet traffic is any indicator, this neighborhood is going to be massively popular; a blog we posted about the neighborhood back in 2020 continues to be our second most visited page on the entire website, behind a property tax blog Lou wrote, and slightly ahead of a video where Jeff tries to pronounce “sorry” and “component” without sounding Canadian.

BONUS: If you don’t fall into the “active adult” category (re: those who aren’t 55+), Pulte Homes will likely be building single-family homes and townhomes on a smaller section of the property, for those who don’t like being active OR adulting. There is currently no timeline for when that section of the development will break ground.

THE TIMBERS | BRUCE TWP

WHAT WE KNOW: This intimate neighborhood will consist of just 20 lots and feature several plans from the Lombardo Homes Artisan Series of homes; 2,200 to just under 3,000 sqft with multiple colonial options, as well as a ranch plan. Pricing is expected to be in the $300s.

WHAT WE THINK: Located north of Romeo (but south of the Northwest Passage!), you get the rural living experience, while remaining close to all the amenities the Village of Romeo has to offer, including a delightful downtown area. Most importantly, this neighborhood provides the rare opportunity to build a new home in Metro Detroit with a 3 in front of the price.

BONUS: It is our understanding that you are now only required to live in the Romeo area for 12 months before you can start complaining about non-locals infiltrating the village during the annual Peach Festival.

LAFAYETTE WEST | DETROIT

WHAT WE KNOW: Located in Detroit’s architecturally-renowned Lafayette Parkneighborhood, Lafayette West will feature a mix of condominiums and townhomes; construction is underway, with occupancy slated for this summer. Spread across a collection of new 5-story buildings, 1-bed options will start in the $230s and 2-bed options will start in the $590s.

WHAT WE THINK: We love Lafayette Park, with both the natural and man-made components equally pleasing to the eye. The proximity to some of the city’s most desirable areas is pretty amazing as well: adjacent to the Dequindre Cut, it’s within walking distance to Downtown, the Detroit River, Midtown, and Eastern Market. It also has one of the more favorable starting price points for Downtown-ish offerings, though the 450 sqft price-leader is a tad tight.

BONUS: City living without the typical urban chaos directly outside your door means you can stroll over to the chaos at your convenience.

BALLANTYNE | NOVI

WHAT WE KNOW: With pre-sales EXPECTED to begin within the next couple of months, Ballantyne by Pulte Homes will offer single-family homes on estate-sized lots, with most homes pushing 4,000 sqft or more. Located on the north side of 8 Mile, about a mile west of Beck Road, the neighborhood is within the acclaimed Northville School District, even though the homes will feature a Novi mailing address; prices will start in the upper $800s.

WHAT WE THINK: Rinse and repeat; we featured this neighborhood last year, but Pulte opened neighboring Devonshire first, holding off on this prized parcel until now. The wait has done little to curb the demand, which remains high for these increasingly rare, gorgeously large lots in the Northville/Novi area.

BONUS: With prices skyrocketing over the past year, it wasn’t uncommon to see homes in the $500K range go up $100K year over year from 2021 to 2022. Since these homes are going to push $1M in most cases, the $100K increase from last year’s projection to this year’s actual is an inflation bargain.
