SUMERLYN

August 24, 2018

Update 1.25.19: These homes have now been released for sale and, as we had hoped, they are priced from the mid-$200s for homes built on a slab, and from the high-$200s for homes with basements.  The official grand open will be held Saturday January 26th, on site.  Also, they are NOT in the Avondale school district; it appears they are Pontiac schools, but we’re still waiting for Pulte to confirm that…

With an endless list of clients looking for ranch homes near Rochester Hills or Troy (but for under $400k), Pulte may finally have the solution with Sumerlyn in Auburn Hills.  Offering a detached ranch product in the 1,600 sqft to 1,800 sqft range, these homes have already been a success at other neighborhoods across Metro Detroit.  However, with this neighrborhood being located in the Avondale school district, there is at least a chance they could be priced from the high $200s – especially, if Pulte does the “basements are extra” thing they’ve been doing with these plans lately (we’re looking at you, Cottages at Bald Mountain).

For the record, there isn’t anything wrong with Avondale schools, but they aren’t coveted like Rochester or Troy schools, which allow developers to start pricing for homes like this north of $400k.

Located on a 12 acre site near Lapeer Road & Bald Mountain Road, we expect 36 detached condos featuring 2-3 bedroom plans, along with attached 2-car garages.  If you’re working with a Realtor, have them reach out to Pulte Homes for the details.  If you aren’t working with a Realtor, you should be – let’s chat!
