PINECREST HOLDINGS DEVELOPMENT

The mostly vacant parcel of land behind Ferndale High School could end up becoming one of the largest single family home developments the City of Ferndale has seen in decades.  Located west of Pinecrest (just north of 8 Mile) on the former Hayes Lemmerz and Ethyl Corp. sites, the project tentatively being called the Pinecrest Holdings Development would bring 70 single-family homes, along with 27 multiple-family units, to the 20-acre parcel.

Details about the project are still limited, but according to developer Pinecrest Holdings LLC, the single family homes would feature 3 and 4 bedroom colonial plans, ranging in size from 1,700 sqft to 2,400 sqft, with garages in the rear; it’s still unclear if they’ll be attached or detached.  The homes would have no basements, but additional storage would be available above the garage.  Pricing would depend on market conditions when the project starts, but early projections are in the low $300s.

As for the multi-family options, the developer is planning to offer two styles: 19 townhomes with rear-entry 2-car garages; and 8 ranch-style condos, around 1,200 sqft in size, with 2-car attached rear garages.  So far no pricing has been hinted at for the multi-family component… yet.

Additionally, no timetables have been provided (as best we can tell), but this will be a Brownfield site, so assume that – if approved – construction won’t be starting any time soon.
