SO, NOW WHAT?

(ASKING FOR A FRIEND)

Assuming no further drama (lol, sure sure) we move on as we always do post-election; into the slowest time of the year. It’s fine though, because looking at the numbers, we’re still ahead of our pace for the same period last year if you can believe it; sales and median prices are up, while supply and how long homes are staying on the market are both way down.

However, we are still embedded in a pandemic that appears to be worsening, so we will continue to keep an eye on the trends that are changing the landscape of residential construction.

Questions about what’s next? Let’s chat about it! We have theories, so so many theories…

OUR NEW CONSTRUCTION COLLECTION

$1,190,000

1166 LAKE FOREST | INDIAN LAKE

Stunning new homes spread across a spectacular landscape, Indian Lake is located within a mile of Downtown Milford. Rolling hills peppered with mature hardwoods look out over the protected marshlands that surround Sherwood Creek – offering dramatic views from every lot. Blending art with technology, these contemporary homes offer a modern alternative in home design that will appeal to the most refined tastes.

Award-winning, world class architecture is paired with the smart technologies informed buyers crave: geothermal & solar energy adaptation, along with Smart Home wiring and more. Priced from the $800s, home designs range in size from 2,500 to 5,000 sqft, with the ability to personalize to your needs. The model (pictured above) is available to purchase for those in need of something immediate, or choose your ideal lot and build from scratch…

Whew, considering lack of talent on our staff, those are some solid literary illustrations right there. I mean, imagine those words being read by Morgan Freeman or Matthew McConaughey. Magic. Unfortunately, we only have the budget for Jeff and his stupid Canadian accent so just stick with your internal monologue voice and imagine what could’ve been…

LOT 61 | STONEGATE SOUTH

Rough mechanicals are in on our next home in Stonegate South, which we’re calling the Wellington II on Lot 61 because it’s a Wellington II floor plan located on lot 61 and let’s not over-think things.

Please enjoy this artsy photograph of [checks notes] house-wrap that we’re probably a little too proud of.

This 4 bed/2.5 bath/2,760+ sqft colonial by Strathdale Development (near the commute-friendly intersection of Dutton & Squirrel), features a partial daylight (which is great if you’re partial to daylight), is loaded with upgrades, and will include sod + sprinklers. Connect with us for the details; don’t wait until it’s complete – purchase now and choose ALL the interior selections!

$489,900

12857 DEJAROL | SOUTH LYON-ISH

Located on a 1.2 acre private/wooded lot within the acclaimed South Lyon School District, brick is up and we are progressing quickly along scenic Dejarol Drive.

Built by Kensington Family Homes, this 4 bed/2.5 bath and nearly 2,400 sqft colonial plan, will offer all the amenities you would expect from a new home in this price range, with high-end finishes and more. Bonus: the neighborhood has no HOA so the homes are restriction-free; build a fence! Get an RV! Build a fence around your RV! The possibilities are endless…

Connect with Lou and Jeff (if you’re already working with us), or reach out to Julie & Jennifer directly for the details.

From the $200s…

PARK 54 | HAZEL PARK

This one kinda flew under the radar on us, but Robertson Brothers Homes has officially opened Park 54 – townhomes in Hazel Park, priced from the low $200s.

Located on the north side of Woodward Heights (just east of John R), the ever-popular townhome plans by Robertson will be a short walk from Mable GrayJoebar, and other Hazel Park staples.

Offering excellent access to the Woodward Corridor (albeit not technically in the Woodward Corridor), as well as Downtown Detroit, Hazel Park has been carrying the “up-and-coming” label for several years now; this project will certainly increase the city’s exposure, and likely spur some new commercial development nearby.

For more info, have your agent reach out to our friend Kaylie Alessi directly. Not working with an agent? You should be, let’s chat.

IN OTHER REAL ESTATE NEWS…

Delano | Northville

Located in Downtown Northville, just a block south of Main & Center streets, the Delano has begun pre-sales. Featuring luxury condominium residences that are priced from around $1.7M and up, the units boast amenities like private elevator access, spacious floor plans, and oversized balcony’s…. [read more]

Pullman Parc | Lafayette Park

According to Crain’s Detroit, Hunter Pasteur Homes has agreed to sell their portion of Pullman Parc to Robertson Brothers Homes; the deal is expected to close before Thanksgiving. Hunter Pasteur CEO Randy Wertheimer didn’t give a reason for the sale, but said that “environmental remediation, site grading and underground utilities have been completed” and that “it’s ready for vertical construction.” No information has been released by Robertson Brothers about their plans. Located at the corner of St. Aubin and Lafayette (directly across from the Dequindre Cut) and nestled in the architectually-praised Mies van der Rohe-designed Lafayette Park neighborhood, this project has been on our radar for awhile; we are curious to see how this sale will affect the original plans… [read more]
