So, here we are; this is what $300K gets you in Royal Oak at the moment. And to be clear, we are not taking shots at this house – it is a very clean, well maintained, 63-year old colonial on the south side of 12 Mile (barely), with a basement bar/laundry combo that offers a level of convenience anyone who’s done laundry drunk (or sober) can appreciate.
The point of this little exercise is to showcase where the resale market is right now. And sure, we know what you’re thinking – if resale is trending this high, then new construction is trending even higher, right?
A little. But this home needs about $125K in updates. With a new home, it is better than updated – in the sense that it’s BRAND NEW. New roof, new HVAC, new appliances, new flooring, etc. You get the point – you’re paying a little more, but there are no renovation headaches or out-of-pocket expenses, you have a warranty, and a level of energy efficiency that simply can’t be properly retro-fit into older homes.
Hillan Homes just went pending on a pre-build in RO that was $419K, so there are some deals to be had if you (ahem) have a team of experts searching/working for you. So let’s get the experts on your side and do a little new constructioning together.

IN OTHER REAL ESTATE NEWS…
Robertson Brothers | Downtown Farmington
The former site of the Mayfield Training Center, on the north side of Thomas Street (east of Wamer), appears to be on the way to becoming townhomes; last week, the city decided to move forward with the Robertson proposal, edging out proposals from 3 other developers. The development will feature 59 townhomes on a parcel situated between downtown and Shiawassee Park, along the banks of the (no longer flammable!) Upper Rouge River. We were happy to see Robertson seal the deal on this one – of the proposals offered, Robertson’s made the most sense for the location. Going forward, we have just 2 questions: where these will be priced, and is the proposed tram that will run from the development down the hill to Shiawassee Park for real?? If so Lou has a tram license let’s do this!!! [read more]
