RINSE AND REPEAT
BECAUSE NOTHING HAS CHANGED IN MONTHS AND WE’RE GETTING TIRED OF THE SOUND OF OUR OWN VOICES
Ahh, yes summer vacation – when our entire newsletter staff takes off for camp, or to get fitted for braces, or whatever else middle schoolers do over the summer. Which means Lou & Jeff are solely responsible for the July newsletter, which also means a 100% chance of more pictures, fragmented sentences, and fewer words. Lol, those two.
It doesn’t matter though – nothing has changed; inventory is still meh, specs are still hard to find, and everything that has been written and re-written over the past few months remains the same.
Yet, remarkably, we are still finding homes for our clients.
Frustrated with your search? Let’s chat about the options that ARE out there at the moment, and which will be the best fit for you and your family…
FYI – Pictured above is a Kitchen by Kensington Family Homes; with monstera leaves… BECAUSE FANCY OK
OUR NEW CONSTRUCTION COLLECTION
2371 STANFORD | BERKLEY
The trusses are on-site, and framing is set to commence on 2371 Stanford (as well as it’s already-sold neighbor, 2381 Stanford).
Featuring 4 bedrooms, 2.5 bathrooms, and over 2,400 sqft, some of the highlights of this brand-new floor plan by Mark Adler Homes include an open loft space upstairs, a 2nd floor laundry, a mudroom with a bench/drop zone + USB connectivity, a spectacular front-porch that wraps around the den, and a generous deck/landscaping/irrigation package.
And of course, the superior construction, high-quality finishes, and energy-efficiency Mark is known for.
This home is listed exclusively with The New Home Experts® so connect with us for the details and to get started while you can still choose MOST of your selections!
LOT 63 | STONEGATE SOUTH
We are less than 30 days out on OUR FINAL HOME in Stonegate South; meaning this is also your last chance to own a home in Stonegate South where the toilets have never been used and come on that alone should be enough.
This 4 bed/2.5 bath/2,760+ sqft colonial by Strathdale Development (near the commute-friendly intersection of Dutton & Squirrel), features a partial daylight basement (which is great if you’re partial to daylight), and is loaded with design enhancements like quartz countertops, upgraded cabinets, hardwood floors, extensive trim, and more! Connect with us for the details; this home will be completed next month!
LOT #1 | WHISPERING RIDGE ESTATES
Our first home in Whispering Ridge is framed and making excellent progress! Featuring the 4 bed/2.5 bath/2,760+ sqft Wellington plan by Strathdale Development, this home will be similar to what we’ve been building in Stonegate, only this will have a Gourmet Kitchen, trimmed & cased arches, and a leaded glass door on the study (with more upgrades to come).
Located near Benstein & Glengary in Commerce, this particular section of the township might be the only one that doesn’t require navigating 2-lane roads while winding around every lake in Oakland County, resulting in commute times that range from 30 min to the Donner Party. Yay! Connect with us for the details; there is still time to make many of the interior selections!
24847 DINSER | NOVI
Julie and crew are prepping the basement to be dug, on what will eventually look like the rendering pictured above, in an established neighborhood adjacent to the Island Lake subdivision near 10 Mile & Wixom.
Built by Kensington Family Homes, this Augusta floor plan was recently increased in size to include a 5th bedroom and a 4th bathroom, meaning even houses seem to be susceptible to the “covid 15.”
This home also features one of our favorite features, the deck-eliminating (or at least, deck-delaying) built-in rear porch. Fancy!
And of course, you get award-winning/award-accepting Novi Schools.
Connect with Lou and Jeff (if you’re already working with us), or reach out to Julie & Jennifer directly for the details.
OUR NOT NEW BUT NEW TO YOU COLLECTION
58251 HOLLAND | SOUTH LYON
In case you haven’t heard, “new-ish” is the new “spec home” since the current spec inventory (available new homes that are complete or nearing completion) is virtually non-existent. So… the next best thing is a home that is newer, albeit not brand new.
Like, our new listing in South Lyon. Located in The Heights at Elkow Farms(which is currently being built out by Lombardo Homes), this clean and spacious colonial offers 5 bedrooms, 3.5 bathrooms, and over 3,400 sqft.
Featuring a 3-car side entry garage with loft storage, the home is situated on a spacious homesite with privacy that allows for endless outdoor enjoyment. Inside, enjoy the flow of an open layout with clean modern designs, spacious bedrooms (with impressive master bedroom closet retreat) and huge family room. With the landscaping, stamped concrete patio and finished basement complete, all you need to do is move-in and enjoy!
Click the orange box below for the MLS details, or connect with Lou & Jeff to schedule a showing!
FYI (ICYMI)… FOMO
Our friend Jennifer Eckhardt has been crushing it at the Villas at Stonebrook in Novi, with less than 10 units left – including the model!
If you’re interested in this fabulous commute-friendly location near Wixom Rd and 11 Mile, let’s set up some time to chat with Jennifer before they’re sold out.

Chasewood Villas| Farmington Hills
Citing density and the proximity between units, the Farmington Hills City Council voted 5-2 to deny a proposal by Pulte for 26 ranch style homes at the site of the former Piemontese Social Club. Located on the north side of 9 Mile between I-275 and Halsted, Pulte originally planned for 30 units on the 10 acre parcel, but council members and neighbors still weren’t interested in the revised site plan. Hopefully Pulte will continue to make revisions (and the naysayers will reconsider), because this product is very much needed in the area… [read more]
Scripps Development | Woodridge
Robertson Brothers Homes is working on a joint venture that would bring 65 townhomes to the site of the former Scripps Mansion, in Detroit’s historic Woodbridge neighborhood. Located near W. Grand River & Trumbull (just north of the Motor City Casino), plans appear to include restoring the mansion’s former boiler house – the only remaining portion of the home, the rest of which fell victim to arson in the ’80s. Currently, the development team is seeking $2.36M in brownfield tax reimbursements, as part of its financing… [read more]
