PURE MICHIGAN + LOCATION
When it comes to sizing up a lake in Michigan, where it basically takes a fresh-water ocean to impress any true Michigander, a 43-acre lake probably won’t raise an eyebrow. If anything, it’s just a… wait for it… drop in the bucket. Apologies.
However, location changes everything, and when a builder can offer lake-living, with insanely close access to commute arteries, amenities, and proximity to civilization (without charging 10-digit prices), the size of the lake starts to matter less, and lifestyle + location take over.
This is why the anticipation for Kensington Ridge by Pulte Homes, and their active-adult division Del Webb, is attracting so much attention.
Featured in a piece by DBusiness.com earlier this month, the project is expected to start in the spring, with 4+ phases to be built over 10 years.
Situated on the west side of Milford Road (just north of I-96), in Milford Township (but straddling the border with Lyon Township), the former gravel pit will offer some nice topography and excellent access to the western ‘burbs.
The bulk of the project will feature Del Webb product, which caters to the 55+ “Active Adult” crowd and will consist of detached ranch condos on 35′ to 55′ lots; some will surround the lake, with the rest in close proximity. “Resort-style amenities” will include a beach area; a dock for fishing, kayaking, and paddleboarding; an indoor pool; a fitness center; pickleball courts; walking paths; a community garden; an event lawn; and gazebos and benches to enjoy the surrounding views.
Additionally, Pulte Homes is expected to build out several other sections of the development (likely traditional neighborhoods open to all ages), offering roughly 95 single-family homes, and 120+ townhomes. In total, the development will have more than 800 residential units spread across the 335-acre property when complete.

With news breaking of Blake Farms taking over Erwin Orchards and Cider Mill last week, several of you have inquired if houses are still going to be built on the property and, the short answer is yes, they are. As we noted here last May, after proposed plans for 300+ homes for the entire 181-acre development (by several builders) were shot down by the township, Lombardo Homes stepped in with a trimmed down plan for 121 single family homes and 40 duplex homes spread over 77-acres; the remaining 104-acres would retain a portion of the apple orchard, and see improvements/expansion of the cider mill including a bake house, tasting room, event center, some sort of alcohol-consuming situation, and honestly they had us at alcohol-consuming situation but also yay homes! 600 Associates, the LLC given to the former Joe Louis Arena site by the developer (The Sterling Group), finally released a rendering of the 25-story residential tower that is currently under construction along the banks of the Detroit River. Additional buildings, including a hotel and office, will be built on the site as well, but the building pictured will feature 500 apartments, and is anticipated to be complete in 2024.
