The former headquarters of ePrize (now HelloWorld, Inc.) in Pleasant Ridge, is about to be transformed into the $32M Iron Ridge Project; featuring a new brewery, a new market, and roughly 75 new apartments. The 13-acre industrial site on the border of Ferndale & Pleasant Ridge will piece together roughly 17 parcels on both the east and west sides of Bermuda, just south side of 10 Mile.
The residential component is expected to run along the east side of Bermuda, while the rest of the project will be on the west side of the street. In addition to the brewery and the market, the western section of the development is expected to include a Biergarten (or, beer garden, for those of you who don’t speak German), office, retail, and fitness space.
Developer Iron Ridge Holdings, LLC, who recently received $3.5M in brownfield financing towards the project from the Michigan Strategic Fund, plans to complete Iron Ridge within two years – though there has been no mention as to when the project will start. IRON RIDGE PROJECT UPDATE (OCTOBER 2023)
Progress has been slow, but steady with the development; though the food-related amenities are MIA, many of the commercial spaces are now leased, and the residential component is nearing completion (pictured above). The Flats at Iron Ridge will exclusively feature for-rent units, so if you’re in the market for home-ownership, this isn’t the development for you. However… there are other options in the area, so connect with us to learn if any of them are the right fit for you!
