Fall is in the air and, with an itch to get back on campus, now seemed like the perfect time for our Ann Arbor Update. As expected, we found the market to be strong, with prices still comparable to Metro Detroit’s most desirable suburbs. We were also reminded that the campus bar scene has nothing on Lori, who remains deceptively next-level at beer pong.
Here are some of the current projects we came across, as well as a few planned for 2018:
North Side
On the west side of Nixon Road (just south of Pontiac Trail), is Northbrooke by Pinnacle Homes; this site is currently open and features a total of 38 homes, ranging in size from 3,500 sqft to 4,000 sqft that start in the high $600s.
Opening in early 2018 is North Sky by Pulte Homes; this site is only 1 mile from North Campus and 2 miles from Downtown. Details are still limited, but we expect to see single family homes in the 2,500 sqft to 3,000 sqft range, priced from the $500s. Detached condos are rumored to be in the mix as well.
Both Northbrooke & North Sky will feature Ann Arbor Schools.
West Side
Located in the area of Jackson Road & Zeeb, Hunter Pasteur is about half-way through Arbor Chase; 2-bedroom condos priced from the $200s, and ranging in size form 1,300 sqft to over 1,500 sqft.
Roughly 100 yards west of Arbor Chase, Toll Brothers is developing Trailwoods of Ann Arbor, which will feature more than 300 single family homes. The neighborhood is expected to open for sales in early 2018, and two different collections of homes will be offered; The Village Collection from the $300s; and The Parkside Collection from the $600s.
Both Arbor Chase & Trailwoods feature Ann Arbor Schools.
South Side
In Pittsfield Township (but with Ann Arbor Schools) Lombardo Homes has new phases coming to both sections of Arbor Ridge in 2018, with pricing expected to start in the low $300s. Head about a mile west and you’ll run into Inglewood Park – a new development from Pulte, expected to open later this fall. Featuring homes similar to those currently being offered at the Orchards of Lyon (South Lyon) and Oberlin (Novi), expect prices to start in the low to mid $300s.
In-Town
Less than 4 blocks from Zingerman’s, 410 First is located in Kerrytown and features 24 loft-style condos in a 4-story building. Priced from the high $400s for 900 sqft, to just under $1M for 2,400 sqft, the price per sqft is on par with the price of a Zingerman’s sandwich (though still totally worth it).
On the other side of campus – and less than a block from Michigan Stadium – aptly-named Stadium View Condominiums consist of 4 units in 2 buildings with penthouse terraces on each, which offer views of Michigan Stadium. Priced at $1.2M, the 4 bed/5.5 bath floor plans offer nearly 3,400 sqft of interior living space and an extra 500 sqft of outdoor/patio entertaining space.
Both projects should be complete by the end of this year.
Of course, there’s more to see and more to come, with a number of other developments either currently under construction or coming soon. Don’t assume you’re seeing everything online; work with us and know for certain!
