Welcome to our 2018 New Home Preview; the third edition of our annual sneak peek at some of the highly anticipated new neighborhoods, expected to begin construction across Metro Detroit in 2018.  If you aren’t working with a Realtor yet, connect with us so we can help ensure you’re at the front of the line for pre-construction pricing, lot selection (and more), when these communities open.  For additional new communities, check out the Coming Soon page on our website!


What We Know: Anticipated to open later this month (or possibly in early February), Nankin Mills will feature 70 single family homes, starting in the high $200s. These homes will range in size from 1,700 sqft to 2,600 sqft, with several new floor plans being offered.

What We Think: The demand for infill developments with close proximity to Downtown Detroit continues to grow at a remarkable pace. This location gives you convenient access to Detroit, Dearborn, and the I-275 Corridor; add in Livonia Schools, and you’ll be hard pressed to find a better option at this price point.

Bonus: The same topography and aesthetic as Canton, but at a dramatically lower price… and without the Ikea traffic.


What We Know: Located on the west side of Novi Road (between 12 & 13 Mile roads), Bolingbrooke will feature 46 single family homes, on roughly 80′ lots, within the award wining (and award accepting) Novi School District.

What We Think: If they can keep the base prices in the $400s, expect sales to be brisk – especially with lots this large. No release date has been announced, but we do think it will open this year.

Bonus: It’s in Novi; everyone loves Novi. Novi could stand in the middle of 5th Avenue and shoot somebody, and people would still love Novi. Or something like that… #paraphrasing


What We Know: Technically, Willow Woods is located in Green Oak Twp; but if features Brighton Schools and research tells us a number of you don’t know where Green Oak Twp. is, so…. Brighton! Located just west of US-23, 97 single family homes will be built on a truly beautiful site, with rolling hills and a number of wooded lots. Pre-sales are set to begin in February.

What We Think: Lombardo hasn’t determined the price point or which line of homes they’ll be offering (The Signature Series or The Nature Series), but if you’re looking for a more rural experience without being in the boonies, this one should be a winner. Our guess is that it will be priced somewhere in the $300s.

Bonus: Jordan Jones is rumored to be the sales person at this site and really, everyone should experience buying a home from Jordan at some point in their lives.


Two highly anticipated new developments are scheduled to open in Ferndale this year, and both will be built by Robertson Brothers Homes: Wilson Park Village, which will feature single family homes (see directly below); and Parkdale Townes, which will feature townhomes (see below, below)…

What We Know: Located on the former Wilson/UHS site (east of Woodward, south of 9 Mile), Wilson Park Village will feature 28 single family homes within walking distance of Downtown Ferndale, Wilson Park, and more. Prices are expected to start in the high $200s, pre-sales will likely begin spring/summer.

What We Think: If these really are priced from the $200s – even if that means $299,999.99 – this site will be a home run. Options for new homes in Ferndale have been incredibly rare (especially this close to downtown), while demand for new homes in the area has been high.

Bonus: We haven’t seen Jeff & Lou in a couple weeks, so we assume they’re already camped out for a lot; if you see them, call “cutsies” and claim your spot.

What We Know: Cross over to the west of side of Woodward (north of 8 Mile), and Roberston Brothers is getting ready to open Parkdale Townes; 72 townhomes on the former Taft Digital Learning Center site, and adjacent to Garbutt Park. Prices are expected to start in the high $100s, with pre-sales slated to begin this spring/summer as well.

What We Think: The south side of Garbutt Park runs along 8 Mile, which might turn a few people off, but not us. Located next to “The Dales” neighborhood and anchoring the up-and-coming Livernois Corridor, we think this project is a great investment for someone seeking maintenance-free living with an amazingly central location.

Bonus: Axle Brewing Co. & Livernois Tap are within walking or crawling distance, depending on how your morning is going.


What We Know: Nestled in the back of an existing neighborhood, The Reserve of Beverly Crest will feature 11 single family homes on the site of the former Orchard Valley Swim Club (south side of Maple road, west of Orchard Lake Road); pre-sales are slated to begin this month and pricing is expected to start in the $500s.

What We Think: This will be a small, private community, with a number of lots backing to a heavily wooded area. It’s also the only new neighborhood in WB, that is east of Orchard Lake Road; meaning better access to Birmingham, Bloomfield Hills, and Somerset… #WBpriorities

Bonus: Orchard Lake Road is just finishing a massive overhaul, so you should have at least 6 months of construction-free commuting before the orange barrels re-appear.


What We Know: The Villages at Northville will feature 111 single family homes starting in the $400s, and 66 townhomes starting in the $300s. The development will also include 180 loft-style apartments, more than 28,000 sqft of retail space, and a 1.35 acre landscaped park. Pre-sales are expected to begin this spring.

What We Think: This parcel, located at the northwest corner of Beck Road & 5 Mile, has been one of the west side’s most anticipated developments since the previous tenant vacated; it features acclaimed Northville Schools, and provides excellent access to both Ann Arbor, and the I-275 Corridor.

Bonus: With the aforementioned previous tenant being The Robert Scott Correctional Facility, we would imagine any underground holding cells not removed during development, could really make sending your kids to timeout a whole new experience.


Friends on the east side, we didn’t forget about you! There isn’t much to share as far as new neighborhoods this year, but we have word about a MASSIVE new development coming to Macomb Township in 2019. We can’t disclose any details yet, but stay tuned…
