In our second annual edition of the preview, we list the new neighborhoods most likely to create a buzz across metro Detroit in 2017. Pulte Homes, Northville
Featuring Northville Schools and priced from the mid-to-high $400s, Northville Enclave will offer 55 single family homes on the south side of 7 Mile, just east of Northville Road.
The roads are in and pre-sales will begin in the first quarter; or Jan/Feb/Mar if you’re like us and struggle with fractions…
Lombardo Homes, Rochester Hills
Set to open in the fall, Bloomer Woods will feature 30 homes on the east side of John R, just north of Avon Road. The homes are expected to range in size from 2,200 sqft to 3,300 sqft and start somewhere in the $400s.
Located only two miles from Downtown Rochester, we’d love to do the whole “it’s within walking distance of downtown!” thing, but hills. So many hills.
Robertson Brothers, Birmingham
Buying a new condo within walking distance of Downtown Birmingham, while spending less than $1M, hasn’t really been much of a thing in recent years; it’s about to become a thing again.
Located at the corner of Forest & Elm (just east of Woodward) 750 Forest will feature approximately 22 condos in a new 5-story building located directly between Downtown and the Rail District. Several floorplans will be available ranging in size from 800 sqft to 2,300 sqft and prices will likely start from the $400s…
Hunter Pasteur, Detroit
For all the activity we’ve seen in Detroit in recent years regarding residential developments, almost all have been rentals… until now.
With City Modern at Brush Park, two & three bedroom carriage homes, along with three & four bedroom townhomes, will be available for purchase. Located across from the new Pizzarena (sure, that’s what we’re calling it), expect prices to start in the $420s for the carriage homes & the low $500s for the townhomes.
Pinnacle Homes, West Bloomfield
If you’re still kicking yourself for not believing us when we told you The Legacy Of Farmington Hills would sell out really quickly a couple years ago, good news – you’re getting a second chance! So seriously, pay attention this time.
Legacy Woods will feature 39 homes, with 3 different ranch plans to choose from. Located on the site of the former Maple Elementary (south side of Maple Road, just east of Haggerty), expect prices to start in the low $400s.
Pulte Homes, Novi
As Berkshire Pointe prepares to closeout, fear not – a new home in Novi with Novi Schools will still be possible for under $500k!
Featuring 72 homes, Oberlin will offer several new floor plans, as well as plans similar to those being built at The Orchards Of Lyon. We expect prices to start in the mid-to-upper $400s, and for pre-sales to begin around mid-to-late February.
Robertson Brothers, Royal Oak
After closing out Sherman Oaks in less than a year, Robertson Brothers will offer the same style townhome on the other side of Royal Oak in 2017.
Located in the area of 13 Mile & Rochester Road, The Townes At 3506 will likely feature around 25-30 townhomes (we still aren’t sure on the final count), and while the pricing hasn’t been released yet, our guess is somewhere in the mid-$200s.
