Welcome to our 2021 New Home Preview; the 6th edition of our annual Preview, where we showcase some of the highly anticipated new neighborhoods expected to begin construction across Metro Detroit in 2021.

HIDDEN ESTATES | STERLING HTS

What We Know: Opening this month, Hidden Estates by Lombardo Homes will offer single family homes featuring floor plans from Lombardo’s Signature Series. Ranging from around 2,000 sqft to 3,200 square feet, with 3-4 bedrooms, and 2-car attached garages, all plans will be 2-story colonials. Expect prices to start in the upper $300s.

What We Think: Tucked into an existing neighborhood and nestled along the banks of the Chrissman Drain (come on east siders, water is water – you can probably still drop a boat in it), this intimate, ney hidden 17-lot community is commute friendly, within the Utica School District, and features a very reasonable price-point for the area.

Bonus: If you work at the sprawling Van Dyke Transmission complex you can walk to work! (Disclaimer – our attorneys have advised us that while technically this is true we shouldn’t encourage anyone to cross 18 1/2 Mile by foot at any time, day or night, ever).

BLUFFS AT SPRING HILL | BRIGHTON

What We Know: Also opening this month is the Bluffs at Spring Hill by Pulte Homes; detached ranch and first floor master plans, priced from the $320s. Offering the popular Abbeyville, Bayport, and Bedrock floorplans, expect the homes to range in size from 1,684 sqft to 1,877+ sqft with attached 2-car garages. This neighborhood will be within the desirable Brighton School District.

What We Think: That the base plans don’t include a basement isn’t ideal, but a) it’s represented in the price; and b) an increasing number of people really don’t care about basements – especially with this type of product. Brighton is still a very popular area and to be in a gorgeous new condo, walking distance to downtown, for under $400K all-in is a solid deal in our books.

Bonus: Jeff is afraid of basements so if you choose to go the slab route you will experience peak enthusiasm from him.

VERONA PARK | PLYMOUTH

What We Know: Though the model won’t be open until the fall, Verona Park by Centennial Homes has begun pre-sales for their detached ranch plans near Beck & N. Territorial Rd. With 3 plans ranging in size from 1,662 sqft to 2,269 sqft, the option for a finished basement can push these over 3,400 sqft. High-end finishes abound, and a landscaping package with a Trex™ deck is included as well. This neighborhood is within the popular Plymouth-Canton School District.

What We Think: Offering commute-friendly access to the western suburbs and Ann Arbor, this neighborhood also provides close proximity to Downtown Plymouth. There are similar offerings in the area, but from a value standpoint, Verona Park might be your best option with the ability to stay in the mid-$500s.

Bonus: Though this neighborhood is geared towards the “active adult” buyer, we can confirm it is also open to inactive adults, lazy adults, and non-adults because fair housing and whatnot.

AUTUMN PARK | WASHINGTON TWP

What We Know: Located near Van Dyke and 27 Mile, Autumn Park by M/I Homes will offer single family homes, similar to what they are currently building in the Village at Northville on the west-side; colonial floor plans with square footage ranging from 2,000 to 3,000 sqft, only these homes will have M/I’s Smart Series Included Feature packages to help keep prices down. The plan is to begin pre-sales at some point this spring.

What We Think: Pricing hasn’t been released yet, but we are guessing it’ll be in the mid-to-upper $400s. While that may sound high for Washington Township, it isn’t; most new construction in the area, albeit for slightly larger homes, is well into the $500s. If they can keep a “4” at the front of the price, these homes could be the best value in the area.

Bonus: Nostalgia and their wood-fired pizzas are less than a mile away and while we are not telling you to purchase a home based on proximity to really good pizza we are also not telling you not to purchase a home based on proximity to really good pizza.

WHISPERING RIDGE ESTATES | COMMERCE TWP

What We Know: Located near Benstein & Glengary, Whispering Ridge Estateswill offer single-family homes by Strathdale Development from the mid-to-high $400s. Colonial plans (and possibly a ranch) will start around 2,600 sqft and go up from there. Some of the lots in this neighborhood will be over 170′ deep and construction is expected to begin in early spring; Whispering Ridgeis located in the Walled Lake School District.

What We Think: Technically this neighborhood isn’t new, but it’s new to Strathdale, it’s new to us (we will be listing it exclusively), and it’s likely new to you so let’s not get too technical here. As the only neighborhood option for new construction in the entire township at the moment, we only have about 8 lots so maybe don’t wait this one out.

Bonus: While it’s generally agreed that Commerce Township is what happens when city planners and developers are sauced, this particular section of the township might be the only one that doesn’t require navigating 2-lane roads while winding around every lake in Oakland County, resulting in commute times that range from 30 min to the Donner Party…
