Unfortunately, it doesn’t always go just like that and that’s when an experienced advisor comes in handy; someone who has been party to hundreds of these transactions and knows how to nip a potential problem in the bud before it even starts.
Why do I need you if the builder already has an agent working for them?
Because the agent working on site doesn’t represent you. Their fiduciary responsibility is to the builder; not you. Where ours is solely to you and it’s our job to protect your interests.

Help Find the Right Home for You

Once you choose the right builder and community, we’ll also advise on which lot and floorplan fits your needs and which will be best for resale in the future.
Handle the Paperwork, Contract, and Manage the Process
Buying a new home is a unique experience that differs from buying resale. It’s a much longer process to begin with, and there are many steps along the way that occur before you move in.
We’ll review the contract, explain it so it makes sense, and ensure the right addendums are in place to protect you. We’ll be there for you for all the milestones and inspections. And we’ll help manage the process so there are no unfortunate surprises.
Negotiate for You
It’s tough to negotiate on your own behalf when you’re emotionally tied to the deal. Who wouldn’t be? It’s your dream home; of course you’re emotionally invested. But that’s where we come in. It’s not uncommon for a buyer to completely lose all good sense the moment they walk into the builder’s show room. Let’s be honest – they do a fantastic job at making it all look so good. But unfortunately, it’s also not uncommon for a buyer to walk out of there and spend tens of thousands more than they originally planned on options they didn’t need or could have found for less elsewhere.

That’s the best part. You don’t have to pay us a penny. The builder pays our commission – they’ve already anticipated doing so. We’ll let you in on a little secret and dispel an urban myth: The builder doesn’t jack up the costs for those who show up with their own representation.
