Newsletter: July 2020

Yup, July is officially the month to celebrate birthdays – that is unless your birthday isn’t in July, but details. So we decided to celebrate Lou’s birthday by getting new signs – clean, simple, and sexy af; just like Lou.

If you or someone you love/cohabitate with is celebrating a birthday this month, a new home could be the perfect gift; it’ll last longer than flowers (ideally), it’s more thoughtful than a gift card, and it’s way less messy than jumping out of a cake – assuming the door or window you’re jumping out of is open. Connect with us to help with your search and no we do not gift-wrap please stop asking…

Lot #52 | Stonegate South

The hardwood is in and it looks amazing! This well-designed Wellington II floor plan features a walkout basement AND a sunroom, the latter of which will offer spectacular views of Rochester Hills. If you’re interested in this 4 bed/2.5 bath/2,760+ sqft colonial by Strathdale Development (near the commute-friendly intersection of Dutton & Squirrel), connect with us for the details; we anticipate it will be completed next month!

31701 Hull Avenue | Farmington Hills

The exterior is starting to take shape, as the siding has gone up and the personality of this gorgeous modern farmhouse is beginning to come out. Featuring 4 bed/2.5 bath and nearly 2,600 sqft, it also includes a 2-car attached garage, and a cedar deck + landscaping package. As for the details, you’ll find floor trusses over I-joists, energy-efficient cellulose insulation over fiberglass, custom grade-subfloors, and a number of high-end finishes that will provide you with the feel of a custom home, minus the custom home-process.

801 W. Maplehurst | Ferndale

Located on the north side of 9 Mile and west of Woodward, this updated Ferndale bungalow sits on an oversized lot in one of the most coveted sections of the city. How oversized you ask? At 214′ deep, it’s the ideal size for exceptional levels of social distancing, marathon training, or landing a mid-sized commercial aircraft*.

Featuring 3 bed/2 bath & 1,277 sqft + a 1-car garage and a partially finished basement, this home provides just the right amount of traditional Ferndale-charm, but with modern enhancements & amenities… and it’s walking distance to Downtown Ferndale! Connect with Lou & Jeff for the details.

*Our legal dept advises against landing aircraft in residential neighborhoods.

4185 Montith | Ann Arbor-is

Address, shmaddress; this home is located within the Ann Arbor School District and we know that is all that matters in these parts. City, township, blah, blah, blah – these are but mere details.

As for the house itself, assuming you care about that sort of info but maybe you don’t, it’s a 4 bed/2.5 bath colonial that’s nearly 3,400 sqft, with a generous brick/stone exterior, a modern floor plan, a 2nd floor laundry, a 3-car garage, and a number of high-end/price-point-appropriate finishes.

For more info, have your agent reach out to our BFF Jaime Byrd with Lombardo Homes directly, and ask her about the time she and Jeff sold 30 homes in 1 day and prob could’ve sold more but they were too busy overseeing a regatta of plastic boats on a man-made lake of their own creation.

53221 Weeping Willow | South Lyon

Located in the Oak Ridge sub by M/I Homes – and just steps away from South Lyon East High School – this Lyndale floor plan offers a modern layout, with a first-floor guest suite, a Gourmet Kitchen, and sits on a cul-de-sac lot next to a wooded park area.

Editors note: a common question we get is “what exactly is a Gourmet Kitchen” and despite Jeff telling everyone it means the kitchen is delicious, it really just means a (loose) combination of the following items: a built-in double oven or micro/oven combo, a chimney hood ilo a standard hood or microwave hood, an upgraded cabinet package with 42″ uppers + soft-close technology, rollouts, etc., and perhaps a bump-out here, or turn of the island there, etc. #themoreyouknow

Back to the home… nearing completion and likely ready for move-in next month, this 3,344 sqft colonial features 5 bed/3.5 bath and a number of upgraded finishes.

For more info, have your agent reach out to our friend Carrin Byk directly. Not working with an agent? You should be, let’s chat.
