AT ANY RATE

BECAUSE YOU NEED A PLACE TO LIVE

As we roll through 2025, mortgage rates seem to have stabilized.

Over the past 12 months or so, they have bounced between 6% and 7%, which remains below the historical average.

Projections from Fannie Mae, NAR, Wells Fargo and others indicate they will likely stay in the lower end of that range for the rest of the year.

People are slowly coming around to that realization.

Which is why real estate is still real estating; people need homes, and they are letting go of the idea that rates will return to a place that previously had never been seen.

So buyers are moving forward with the hope that perhaps the new normal for rates will be offset by prices leveling off, and the competition for homes being downgraded from insane to… less insane.

Which is kinda what’s happening.

Competition is still there, but it isn’t ridiculous.

Inventory isn’t great, but it’s better – and we expect more homes to hit the market in the coming weeks.

The first rush to the market in late Jan/early Feb has passed, and now the next rush is approaching, as people who want to get full value for their landscaping wait for everything to be in bloom.

We are almost there.

So if you’re looking for resale or a new-ish home, now would be a good time to fine-tune your search.

Michaelangelo Construction recently acquired Woodlot Village Square in Shelby Township, from The Vanguard Real Estate Group; 57 luxury townhomes near 22 Mile  &  Schoenherr Roads. The 2-bed/2-bath plans will feature 1,650 sqft and 1-car garages. Pricing is still TBD.

Monarch Estates by Lombardo Homes (pictured above) is down to it’s final lot. Located near Platt and Textile Roads, within the coveted Ann Arbor School District, this is your last chance to own a new home in this popular new neighborhood, with prices still starting in the mid-$500 range.

MIDDLEPOINTE | SOUTHFIELD

A multi-use development in the heart of Southfield will receive a $131.8 million incentive from the state’s Transformational Brownfield Plan.

The long vacant parcel, on the west side of Evergreen (north of Civic Center Drive), will offer a mix of residential and commercial, spread across three new buildings.

The City of Southfield has long yearned for a more walkable area within the “City Center” district, and the hope is that projects like this (which add potential pedestrians who remain in the area beyond 5pm, as well as additional commercial space), will continue the push in that direction.
