NOVEMBER 2024 NEIGHBORHOOD UPDATES
Avery Place by Robertson Brothers Homes (pictured above) is down to their final building. Located in the shadows of Wayne State’s campus, just west of the Lodge Freeway, pricing for what remains starts in the $370s, and there is an immediate occupancy available.
Mondrian Properties has several completed spec homes available in their Adler Cove neighborhood (no relation to Mark), near Long Lake and John R. The homes are all in the 3,200 sqft range, with 4 bed/2.5 bath, and have recently received price reductions.
TRE Homes has several move-in ready homes, priced from the upper-$500s to mid-$600s. Located in the Wellington Estates neighborhood, near Romeo Plank and 24 Mile, the homes feature 3-4 bedroom options in the 2,500 – 3,000 sqft range.
THE RENAISSANCE CENTER | DETROIT
When General Motors announced their move from the Ren Cen to the new Hudson’s Detroit development earlier this year, questions quickly surfaced about new possible uses for the aging anchor of Detroit’s skyline.
Late last month GM and Bedrock, LLC announced their intentions for the landmark: tear down the front two towers (along the river), and repurpose what remains.
In addition to renovated office space in the towers on the Jefferson-side of the development, they would reduce the number of hotel rooms in the main tower from 1,300 to around 800, freeing up the higher floors for high-end residential.
The removal of the river-side towers would provide greater access to the riverfront.
The $1.6B project would receive roughly $1B from Bedrock and more then $250M from GM, but the balance would need to come in the form of public funding, which so far has received pushback from both Lansing and the City of Detroit.
We love the idea, understanding that the options for a project like this are limited. Adding a residential component to a renovated version this iconic building – particularly in the form of for-sale condos – would be a home run. The loss of the two towers will take awhile to get used to visually, but it’s hard to argue with any project that continues to improve our already spectacular riverfront.
