Welcome to the 10th edition of our annual New Home Preview, where we showcase some of the highly anticipated new neighborhoods expected to begin construction across Metro Detroit in 2025.
The historically low inventory we’ve experienced the past couple of years in the resale market seems to have leveled off, but the search for new home construction remains difficult.
Which is why we are here.
Whether it’s one of the new developments listed below, or any other new construction neighborhood in Metro Detroit, we are here to help with your search and guide you through the process; from contract to closing and everything in between. Don’t assume you’ve seen everything out there – work with us and know for certain.

STARKWEATHER | PLYMOUTH
WHAT WE KNOW: Lombardo Homes will launch City Homes this month, focusing on plans that can fit on in-town lots in areas like Birmingham, Royal Oak, and Plymouth. Starkweather will be the first actual neighborhood to feature these plans, with contemporary and traditional options available, priced from the $600s and up.
WHAT WE THINK: We’ve been waiting AND WAITING for one of the larger Metro Detroit builders to cater to his quickly growing segment of the residential construction market, so kudos to Lombardo. Bigger builders have greater purchasing power, which can keep costs down, albeit (typically) with less customization. With little land left to develop in Metro Detroit, individual lots and small parcels within existing neighborhoods is what the future holds for this market; Starkweather is the latter. With only 15 lots available (and less than 25 or so total), we expect (hope) to see more developments like this in the years to come.
BONUS: Adjacent to the Old Village section of Plymouth, you can enjoy some of the more laid back establishments that locals frequent, leaving the hustle and bustle of Downtown Plymouth to all the outsiders from Canton and Northville Twp. Hooligans.
ASPEN RIDGE | SOUTH LYON
WHAT WE KNOW: Plans call for 78 single-family homes on the west side of Martindale Road, between Grand River and Pontiac Trail. Floorplans will feature 3-5 bedrooms, and range in size from 2,300 sqft to over 3,200 sqft; prices are expected to start in the low-$500s.
WHAT WE THINK: When it comes to new construction, South Lyon remains one of the more reasonable options in Metro Detroit when it comes to value – offering well-regarded schools, and close proximity to dining, shopping, and parks/rec. The commute-friendly location of Aspen Ridge offers excellent access to I-96, making it ideal for those working anywhere along the west side or towards Livingston County.
BONUS: Nestled just a mile from one of the three gas stations that currently exist in the township, this neighborhood is the perfect place for those who are responsible enough to save for a house, but still struggle with gas tank management.
BARTON RIDGE | ANN ARBOR
WHAT WE KNOW: Toll Brothers will be building 58 single-family homes on the east side of Whitmore Lake Road, in close proximity to Ann Arbor’s esteemed Barton Hills neighborhood. Homes are expected to range in size from 3,250 sqft to more than 5,400 sqft, with 4-7 bedroom options available; pricing is anticipated to start in the upper $900s.
WHAT WE THINK: This is one of the prettiest sections of Ann Arbor; from the rolling terrain surrounding the Huron River, to the spectacular architecture in and around Barton Hills. Factor in the close proximity to Downtown Ann Arbor, and you begin to understand why older homes in the area typically sell in the $1M – $2.5M range. Also, because Ann Arbor real estate.
BONUS: Toll is known for offering many structural options and extensions; let this be your opportunity to say that the only extension you’re interested in is for Ryan Day’s contract. Then high-five the sales rep and hum Hail to the Victors in its entirety.
PRESTON CORNERS | SHELBY TWP
WHAT WE KNOW: Opening this month, the Villas section Preston Corners will feature 1,900 sqft – 2,400 sqft detached ranch homes, offering 2-3 bedrooms, with prices starting in the $520s.
WHAT WE THINK: This massive development will feature different products, including single-family homes, as well as various builders, allowing for some diversity in style(s). We like that. Additionally, the Villas offer an increasingly popular floor plan, the detached ranch.
BONUS: If you like topography, Preston Corners is the place for you – sections of this neighborhood range from 643 feet above sea level, to nearly 649 feet above sea level; mountainous by Macomb County standards. Bring your skis.
THE DOWNS | NORTHVILLE
WHAT WE KNOW: This highly transformative mixed-use development will expand the size of Downtown Northville, and complete the encirclement of residential neighborhoods surrounding it. Both Hunter Pasteur Homes and Toll Brothers will begin construction of the residential sections this year. Toll will start their townhomes (priced from the $700s), followed by single-family homes, single-level condos, and more townhomes in 2026. HP will open their Carriage Homes, Brownstones, and townhomes this year, with prices starting from $1.1M, $1.7M, and $1.2M respectively. WHAT WE THINK: Finally! After nearly a decade of waiting, the racetrack is gone and the opportunity for Downtown Northville to become a destination like Plymouth, Birmingham, and Rochester has arrived. Retail, dining, and commercial components will connect the project along the southern boundary of the current downtown area, with residential and parks continuing southward towards 7 Mile. We love everything about this development and can’t wait to see the finished product.
BONUS: When plans to daylight the branch of the Rouge River that has been buried under the racetrack were announced, Jeff promised to canoe from Beal Street to 7 Mile once it was restored. None of us had the heart to tell him that it probably won’t be deep enough for nautical navigation but all of us plan to watch him try regardless.
