There’s so much happening in our Valley right now — this is definitely a great time to be living in our amazing city. Today I want to share with you some of the bigger highlights including the expansion of Summerlin’s newest village, two new highrise projects in the works and the continued growth of the 55+ Active Adult communities that are setting their sites on our Valley.
This morning, I tuned into an insightful CNBC interview with Ms. Sheryl Palmer, CEO of Taylor Morrison, a leading homebuilder across the Western U.S., including here in Las Vegas.

Ms. Palmer shared that new home sales have surged to their highest level since early 2023, driven by extremely limited existing home inventory—now at a 15-year national low. To address demand, builders like Taylor Morrison are offering a range of financing tools and incentives to make monthly payments more manageable, especially for first-time buyers. These include rate buy-downs, closing cost assistance, and newly designed, smaller square-footage homes to help buyers enter the market.
In addition to first-time buyers, the market has been especially active with move-up buyers and the 55+ active adult segment. Many move-up buyers have significant equity in their current homes, while 55+ buyers often pay in cash, making them more resilient to interest rate fluctuations. Ms. Palmer noted that buyers in these segments often choose new construction for its technology, energy efficiency, and the ease of moving into a turn-key property without the inspection concerns that come with older resale homes.
For buyers in the Las Vegas area, these trends mean that new construction is not only a highly attractive option but also a smart investment. Last weekend, I had the pleasure of attending Lumber and Lattes, an exclusive event hosted by Tri Pointe Homes to preview their upcoming community in Grand Park—Edgewood. This invitation-only event was open to those who have registered for Tri Pointe’s priority group, and while I didn’t know what to expect, it turned out to be an engaging and highly informative Saturday morning!
The event featured Tri Pointe’s Vice President of Marketing, their builder concierge team, and the soon-to-be on-site sales agents who will be welcoming visitors at Edgewood’s sales offices. Guests were treated to hard hats, goodie bags, and delicious coffee and breakfast items from two local food trucks. Most importantly, we had the opportunity to tour the four beautiful floor plans that will be available at Edgewood.
These stunning homes range from 1,995 to 2,644 square feet, with options that include one single-story layout, a single-story with a bed and bath “pop-top,” and two spacious, modern two-story designs. Tri Pointe’s thoughtful, modern aesthetic shines through in each floor plan, with features that today’s buyers are sure to love.
