5 COMMUNITIES TO CONSIDER WHEN RELOCATING TO LAS VEGAS

The rush to relocate to Las Vegas doesn’t look like it’s slowing down. For the past couple of years, there’s been much written about Los Angelenos moving to Vegas, which doesn’t come as a surprise considering the price of housing in Las Vegas is less than half the cost of LA market.

And now, we are witnessing high numbers moving in from other states as well, including Pennsylvania, Illinois, Texas and Washington.

But for many, the search for a new home soon becomes a daunting task as they try to find the right community to match their needs from the hundreds that are available.

That’s why the first question we’re often asked is “where do I start?” So, we’ve listed five wonderful master-planned communities that you should consider regardless of whether you’re a transplant or a local.

FOR THE OUTDOOR ADVENTURER – SKYE CANYON

The Community
Skye Canyon, a 1,000-acre master-planned community in northwest Las Vegas located off the 95 freeway at Skye Canyon Park Drive.

The Features

The Community

GREAT INVESTMENT ON THE GROUND FLOOR – THE VILLAGES AT TULE SPRINGS

The Community
The Villages at Tule Springs is the first master-planned residential community in North Las Vegas in more than a decade with 1,280-acres approved for nearly 8,700 homes.

The Features
Homebuilders Pardee Homes, KB Home, and Lennar are some of the area’s most highly rated builders in the Greater Las Vegas Area. The community offers some of the most affordable buying options, starting in high $200s. An exit for Revere St. from the 215 Beltway provides convenient access to major commuter routes as well as Creech and Nellis Air Force Bases.

The High Points
Fun and family adventures await at nearby Seastrand Community Park. There, you’ll enjoy soccer and baseball fields, a basketball court, a fenced-in dog park and walking trails. Residents also have access to the nearby Aliante Library and Aliante’s Nature Discovery Park, a 20-acre park with tennis and volleyball courts, lake, waterfall and a dinosaur-themed kids’ area.

Did You Know?
The Villages at Tule Springs derives its name in part from the nearby Tule Springs Fossil Beds National Monument. It’s an area containing many ancient fossils where mammoths, lions and camels once roamed.

GORGEOUS VIEWS OF THE LAS VEGAS VALLEY – STONEBRIDGE

The Community
Stonebridge, a Summerlin village west of the 215 and north of West Charleston Boulevard at Sky Vista Drive, is adjacent to the stunning Red Rock Canyon Conservation Area.

The Features
Builders within Stonebridge include KB Home, Toll Brothers and Richmond American Homes. Look around and you’ll see luxury ranch-style homes and homes designed in a prairie architectural style. Ranging from 1,600 square feet to more than 3,250 square feet, Stonebridge’s home designs are breaking outside the typical cookie-cutter architecture that’s dominated new homes in the past with fresh and appealing elevations.

The High Points
Plans call for Stonebridge to span 502 acres with 11 neighborhoods. Ten of those 502 acres will form a community park featuring recreational areas, soccer fields, trails and paseo corridors.

Stonebridge homes sit at a higher elevation, granting them spectacular Red Rock views as well as plenty of privacy.

LIFE BEGINS AT 55 – THE CLIFFS

The Community
The Cliffs, a village in South Summerlin, will feature more than 1,700 homes, including those in Regency, a 55+ active adult community.

The Features
Notable and celebrated builders available in The Cliffs include Lennar, Toll Brothers and Woodside Homes. Across the builders’ various floorplans, you’ll find homes ranging from 1,665 to 3,800 square feet. Price points are similarly varied, ranging from the high $300s to the high $700s.

The High Points
When we say “high” points, we mean it. The community’s elevated and terraced landscape provides residents with amazing views in every direction. Serving as The Cliffs’ backdrop is the area’s natural topography, which includes gorgeous views of mountains on one side and views of The Strip on the other.

Did You Know?
Don’t let the desert fool you: there’s plenty of splashing to be done close to The Cliffs thanks to the nearby Wet ‘n’ Wild waterpark.
