Roads are in and West Trail Preserve by Pulte Homes in West Bloomfield seems ready for construction to commence. Located on the south side of Pontiac Trail (between Haggerty & Green Lake Road), plans call for 19 detached ranch and Cape Cod condos on roughly 11 acres; 25% of which, is to be retained as wooded or nature areas. The condos will likely range in size from 1,700 sqft to 2,000 sqft (featuring product similar to current Pulte neighborhoods in Canton & Orion Township), and our guess is the price will probably be in the high $400s. Pre-sales will likely begin in the first quarter of 2019.
It’s hard to go wrong with a ranch product in West Bloomfield. The schools will feed into the Walled Lake district (which we’ve seen people request in recent years more frequently than West Bloomfield schools), but that will hardly have an impact; this neighborhood will no doubt be geared towards the 55+ community, even though it won’t have the “Active Adult” label. If past neighborhoods are any indication, expect a price-leader to be offered without a basement, but with a fair amount of included features. However, be forewarned – if you have expensive taste, the price can really soar; we had clients build this product in Orion Township and saw a mid-$300s base price climb into the mid-$500s with upgrades and a finished basement. That said, it is a great product – detached for additional privacy, with aesthetically pleasing elevations – and you can expect solid construction, completed quicker than just about any other builder out there.
