SO, NOW WHAT?

Assuming no further drama (lol, sure sure) we move on as we always do post-election; into the slowest time of the year. It’s fine though, because looking at the numbers, we’re still ahead of our pace for the same period last year if you can believe it; sales and median prices are up, while supply and how long homes are staying on the market are both way down.

However, we are still embedded in a pandemic that appears to be worsening, so we will continue to keep an eye on the trends that are changing the landscape of residential construction.

This one kinda flew under the radar on us, but Robertson Brothers Homes has officially opened Park 54 – townhomes in Hazel Park, priced from the low $200s.

Located on the north side of Woodward Heights (just east of John R), the ever-popular townhome plans by Robertson will be a short walk from Mable GrayJoebar, and other Hazel Park staples.

Offering excellent access to the Woodward Corridor (albeit not technically in the Woodward Corridor), as well as Downtown Detroit, Hazel Park has been carrying the “up-and-coming” label for several years now; this project will certainly increase the city’s exposure, and likely spur some new commercial development nearby.

Pullman Parc | Lafayette Park

According to Crain’s Detroit, Hunter Pasteur Homes has agreed to sell their portion of Pullman Parc to Robertson Brothers Homes; the deal is expected to close before Thanksgiving. Hunter Pasteur CEO Randy Wertheimer didn’t give a reason for the sale, but said that “environmental remediation, site grading and underground utilities have been completed” and that “it’s ready for vertical construction.” No information has been released by Robertson Brothers about their plans. Located at the corner of St. Aubin and Lafayette (directly across from the Dequindre Cut) and nestled in the architectually-praised Mies van der Rohe-designed Lafayette Park neighborhood, this project has been on our radar for awhile; we are curious to see how this sale will affect the original plans… [read more]
