We can confirm – all the stories you’re hearing about the insanity in the resale market (the bidding wars, people overpaying for already overpriced homes, etc), is all accurate. Even your beloved New Home Experts®, who get pulled into the resale market on occasion, are experiencing the madness.

In Novi, a showing we scheduled last month went from $439K to $479K overnight, after one day on the market; they had 111 showings confirmed and needed to thin the herd to accommodate “serious” buyers (like, who is out there just kicking tires for funsies right now?!?).

Both of those clients are now looking at new construction; neither thought building would be within their price ranges, but when the resale market forced their budgets upwards, they decided building makes more sense.

Sure, the increase in material costs hasn’t helped keep new construction prices from climbing as well, but you aren’t dealing with crazy bidding wars where people are throwing dumb amounts of money at houses that probably don’t check many (any?) of their boxes. A new home allows you to personalize the layout and add finishes to your taste, minus the competition.

Fuhrmann Woods | Sterling Heights

It appears Pulte has picked up the second phase of Fuhrmann Woods because of course they did, so expect some of your favorite Pulte plans to be offered from the low $300s in Sterling Heights. While some might prefer the consistency of one builder throughout a neighborhood, we like seeing things getting switched up; it provides a little variety and keeps things from looking too regimented. Clearview Homes breezed through the first phase, but they do have a couple lots left – so if you want a Clearview-built home in Fuhrmann, it’s now or never. In other non-related builder swapping news, re-development plans the former site of Erwin Orchards seem to be making progress. After Pinnacle/MI Homes submitted what we thought was a solid proposal that was quickly rejected by the township and it’s citizenry, our friends at Lombardo Homes have stepped up to the plate with an excellent plan of their own that has township officials raving.
