After several attempts by developer Mark Guidobono with Cambridge Homes to move the project forward, it appears the City of Novi has finally approved Villa D’Este; 41 single-family homes, marketed towards “empty nesters” (PSST, RANCHES – “EMPTY NESTER” IS CODE FOR RANCH PLANS. ALSO WE AREN’T YELLING WE JUST KNOW EMPTY NESTERS LOVE ALL CAPS). Located on the north side of 9 Mile at Garfield, the plans will range in size from 2,500 sqft to 3,000 sqft. Pricing hasn’t been determined yet, but our guess is somewhere in the $400s to start.
The original plan called for 53 homes on the 49-acre parcel, but neighbors took issue with the density, when compared to other homes in the immediate area, as well as zoning requirements. The decreased density will mean larger homesites, and increased open/nature space – some of which will be donated to the city for the ITC Trail system near the development.
