While there has been no shortage of multi-family units in Midtown Detroit (and the adjacent neighborhoods), new single family homes have been much harder to come by. However, Midtown Detroit Inc. hopes to change that, starting with the loosely named Eco Homes in Midtown; 14 single-family homes to be built along 4th Avenue near Alexandrine Street (a block west of Selden Standard). Construction has begun on the homes, with 8 sold as of late June, despite very little marketing or advertising. Contemporary-designed floor plans by the Detroit-based SmithGroup (who rarely take on projects this small), feature 2 or 3 bedroom options, with a number of high-end finishes included. Energy efficiency plays a role in the neighborhood as well, with roof mounted PV solar panels, rain gardens, and more. Prices currently range from the upper $400s to the upper $500s.
